**Property Administrator**
Evolves’ Central Support Office based in Bradley Stoke close to Aztec West is looking to recruit an Administrator who can support our property portfolio.

**About You**:
As a Property Administrator in this dynamic role, you'll play a pivotal part in property management, overseeing all facets of the process. This 360 position involves a range of responsibilities aimed at ensuring smooth operations. You'll be entrusted with managing the lettings process from start to finish, guiding it from its initial stages to its successful completion.

**The Role**
- Coordinating and addressing a diverse range of tenant enquiries promptly
- Overseeing the collection of rent payments from tenants, ensuring timely processing and accurate recording of transactions, and generating financial reports to provide insights into property financial performance
- Responsible for the renewal process for existing tenancies and conducting rent reviews as necessary to ensure alignment with market rates.
- Scheduling regular property inspections to assess maintenance needs and ensure properties are kept in optimal condition
- Arranging inspection of properties regularly to ensure they are well-maintained
- Ensure compliance with relevant laws and regulations in the lettings process - support & training will be provided around laws and regulations.
- Coordinating the scheduling of property safety certificates and maintaining compliance with legal requirements (support & training will be provided on legal requirements). Acting as a liaison between contractors, tenants, and landlords to facilitate smooth communication and ensure all necessary safety measures are in place.
- Promoting available properties across multiple channels to maximize exposure and attract potential tenants and responsively addressing enquiries to provide detailed information.
- Coordinating maintenance requests and repairs through maintenance software
- Sourcing quotes and negotiating
Evolve Care Group is one of the largest providers of Dementia and complex care within the Southwest with a property portfolio of 100+ residential and commercial properties, having offices in Bristol, London and Dubai.
We are incredibly fortunate to have stunning grounds which is great for some lunch-time fresh air and team summer BBQs. The office has 3 floors, one floor dedicated purely for our accredited training arm of the business which is open to all 850 team members who are spread across the wider Evolve group.
**Salary**: Up to £27,000.00 per year
