**About The Role**:
**Summary of the job**

To cover existing supervisors or team managers at times of holidays, sickness and pre agreed periods of high work volumes for a pre-determined term.

To manage specific work stream areas where the scale or business requires a fixed management presence.

To undertake personal development and management training via the Lead Tech Development Pathway

**Main tasks**
- All management duties listed on this job opportunity are expected to run concurrently with the existing duties of the LT’s current role, as per their job description, although varying outputs will be agreed dependant on the expectancy and complexity of each respective terms of Lead Technicians role.
- To lead, motivate and communicate agreed performance targets within the team to ensure that the quality of service given to all customers is the highest possible with the resources available, ensuring continuing services improvement.
- To direct and motivate staff and contractors to promote good employee relations within the team to provide an efficient, professional and high-quality service.
- To assess the workload through forecasting and performance management for the team’s area of work to determine priorities and operational requirements in order to meet defined objectives.
- To manage all the resources provided for repair and maintenance in order to ensure an effective and efficient outcome and to plan and schedule works so that they are carried out within agreed cost limits and timescales to the specified standards whilst meeting customer/client expectations.
- Utilise the IT systems in organising and the delivery of the service to ensure that real service benefits accrue through proper use of IT and new technology.
- Ensure all staff and contractors you are responsible for maintain their impressed stock and perform regular checks to ensure the vehicle is managed and maintained.
- To investigate areas of high cost, inefficiencies and poor performance and make necessary changes to operational working practises to deliver projects.
- To ensure compliance with the contract administration process including completion of all necessary documentation correctly and in a timely manner.
- Monitor performance against objectives and take necessary action to ensure that your team achieves all contractual obligations.
- To assist in the planning and implementation of the training needs of the workforce including your own development.
- To work as part of an integrated project team to monitor and control the day to day costs and profitability of the works and staff under your direct control.
- Ensure adequate supervision of staff so that correct standards are maintained, and specifications and priorities are strictly adhered to, including the carrying out inspection of completed works.
- Monitor employee’s attendance times, annual leave and sickness absence records.
- Make decisions as required on the progress of works because of bad weather, poor working conditions or safety reasons, ensuring that the customer is kept informed.
- To plan and organise works in order to facilitate client contract conditions and work flexibly in a reasonable way given all the circumstances.
- Promote positive health & safety throughout the service and the operational workforce.
- To supervise associated low risk asbestos work in accordance with Asbestos Essentials (HSG210) and Magenta Livings agreed working practices as required to carry out repair and maintenance tasks.
- Effectively lead and manage all people issues in line with policies, strategies and guidance from HR support.
- To carry out other duties and responsibilities that are consistent with the needs of the role.

**Qualifications (desirable)**

ONC/NVQ Level 3 in Construction related discipline or

HNC/HND in Construction Management or associated discipline or

NVQ Level 3 or equivalent in management related discipline

CSCS/IOSH or similar Health & Safety Qualification is essential

**Experience**

Good verbal and written communication skills. Proven experience of repair and maintenance of dwellings.

Site Health & Safety awareness.

Knowledge of Microsoft office software packages and mobile technology.

Ability to work alone with minimum supervision.

Ability to plan and organise staff priorities with often conflicting demands.

A concern for the social aims and values of the organisation.

**Special Requirements**
- Full clean driving licence is essential.
- To wear Magenta Living uniform and identification card.

**Lead Technician Management Development Pathway**

All three Property Care contract areas i.e. Voids, Planned and Responsive, will individually employ a minimum of 1 Lead Technician (LT).

The lead technician will be given:

- A minimum of 10 days management experience providing holiday cover per calendar year, inclusive of an agreed hand over period with manager before holiday leave.
- A minimum of 16 hrs spent shadowing their manager per calendar
