The Live-In Porter is responsible for providing a range of support services to tenants of two blocks of flats in the W2 area. The Porter will need to reside on-site and assist with various tasks related to security, maintenance, customer service, and general operations. The Live-In Porter plays a crucial role in ensuring a safe, well-maintained, and pleasant living or working environment for tenants.

**Responsibilities and Duties**:

- **Security and Access Control**:

- Monitor and enforce security protocols to ensure the safety and security of the property and its occupants.
- Control access to the property by managing visitor entry, issuing keys, and maintaining accurate records.
- Conduct regular patrols of the property, including common areas, to identify and address any security concerns or suspicious activities.
- Respond promptly to security alarms or emergencies, following established procedures.
- **Maintenance and Cleaning**:

- Perform routine maintenance tasks, such as light bulb replacements, minor repairs, and equipment maintenance.
- Manage the cleaner(s) to ensure that common areas, corridors, and other designated spaces are always kept clean and tidy.
- Assist with waste disposal and recycling programs, ensuring compliance with environmental regulations.
- Coordinate with external contractors for specialized repairs or maintenance as needed.
- **Customer Service and Assistance**:

- Provide friendly and professional assistance to tenants, addressing their inquiries, concerns, or service requests.
- Assist the tenants with move-ins and move-outs, including coordinating logistics and ensuring a smooth transition.
- Handle mail and package deliveries, including distribution and tracking.
- Maintain a positive and welcoming environment, fostering a sense of community among tenants.
- **Facility Operations**:

- Monitor and maintain the proper functioning of essential systems and equipment, such as heating, ventilation, air conditioning, lighting, and plumbing.
- Report any maintenance issues or equipment malfunctions to the appropriate personnel for resolution.
- Keep an inventory of supplies and equipment, ensuring they are adequately stocked and maintained.
- **Communication and Reporting**:

- Maintain regular communication with property management, tenants, and relevant stakeholders to provide updates on property conditions, maintenance activities, and any issues that require attention.
- Prepare reports on property maintenance, security incidents, and other relevant activities as required.

**Qualifications and Requirements**:

- Previous experience as a porter, concierge, or in a customer service-oriented role is preferred.
- Strong knowledge of basic maintenance tasks and repairs.
- Previous handyman and/or plumbing experience will be an advantage.
- Familiarity with security protocols and emergency procedures.
- Excellent communication and interpersonal skills to interact effectively with tenants and provide exceptional customer service.
- Good organizational and time management skills to prioritize and manage multiple tasks efficiently.
- Ability to work independently and take initiative in addressing maintenance and customer service needs.
- Strong problem-solving and decision-making abilities.
- Physical stamina and ability to perform manual labor as required.
- Willingness to reside on-site and be available for after-hours emergencies or security checks.
