Head of Asset Management

**Job Purpose**
To lead the ongoing development and successful delivery of planned and cyclical maintenance services for Soha and also effectively manage asset compliance including fire safety, water hygiene, asbestos, gas safety, electrical safety, lifts, and Soha’s energy and sustainability Team.
**Key Duties of all Senior Leadership Team members**
As a member of the Senior Leadership team, the Head of Asset Management will be a full member of the main executive decision making body for Soha. SLT develops future strategy and plans for Soha; is collectively accountability for service standards and delivery against plans; and makes decisions for Soha that have cross organisational impact.
As a member of the SLT duties may include leading the delivery of cross organisational projects for Soha. As such, this role profile is not exhaustive.
**Key Duties**
Leadership
- As a member of Soha’s Senior Leadership team, model Soha’s values and contribute fully to the collective leadership of Soha
- Produce Board reports, and present work in own portfolio area to the Board
- Provide visible, accessible leadership to the teams responsible for the delivery of Planned and Cyclical, Energy and Sustainability and Asset Compliance services
- Lead work to develop our future service models and work in this area
- Develop new partnerships and relationships to enable us to deliver the best possible services to our residents
- To be a positive, effective role model for the team and take responsibility for creating a culture of coaching, developing and inspiring colleagues to perform to the best of their ability
Management
- Inspire staff, and harness their insights, creativity and energy to continuously improve services and learn from others
- Ensure an approach to management that delegates responsibility and holds staff accountable for their decision making is embedded across the team
- Ensure that staff development is focused on by managers throughout the team
- Deal effectively with complaints and areas of underperformance, using these as opportunities to learn and improve services
- Ensure effective contractual arrangements are in place with service delivery partners, so that partnerships deliver maximum value for Soha’s residents
Building a truly mutual model
- Ensure residents experience dealing with Soha as respectful, straightforward and efficient
- Build relationships and business processes to enable Soha’s residents and communities to be able to shape Soha’s decisions on priorities and service standards
- Ensure Soha is a sector leader in radical transparency and full accountability to residents
Accountability, Performance Standards and Service redesign
- Set and achieve stretching and ambitious business targets and standards.
- Set, monitor and manage budgets to ensure appropriate levels of resourcing to meet objectives and deliver to agreed standards.
- Achieve efficiencies and improvements in service performance through identifying and implementing improvements to how we organise our service delivery, use technology, prioritise and enable swift resolution of problems.
- Ensure we maintain sector leading levels of resident satisfaction.
- Ensure effective use is made of data to inform decision making, and identify and address issues with service standards.
- Monitor and pro-actively manage risk strategies.
**Role specific duties;**
- To lead on the provision of Soha’s planned and cyclical, energy and sustainability and asset compliance services including resident consultation, production of grant funding submissions, drafting and procurement of contracts and ongoing contract management.
- Set, monitor and manage planned and cyclical, energy and sustainability and asset compliance budgets to ensure services delivered directly and by contractors deliver to agreed Soha standards.
- To effectively manage and maintain Soha’s stock condition, asset compliance and energy performance data to ensure the Business Plan and work programmes are well informed and components are replaced in a timely manner.
- Develop effective management systems, report progress and ensure Soha remains compliant with relevant asset legislation, statutory requirements, codes of practice and key performance indicator targets.
- To effectively manage Soha’s asset compliance functions including the completion and reporting of fire risk assessments and any ensuing remedial work, water hygiene risk assessments, periodic domestic electrical inspections, annual servicing of gas appliances, asbestos surveying and removal, and lift servicing and maintenance.
