HOURS: 37 hours/Week

Objectives of the Post:
We’re looking for a motivated, enthusiastic and open minded individual, who is approachable and able to build professional relationships with our people, so our residents, staff and contractors. You’ll spend the majority of your time working in our communities, so you’ll have the ability to work independently, but will also be a team player who will support the work of the Association’s Operations team.

No matter what your background or previous experience, it’s the above attributes that we’re looking for, in job training and support will be provided for the tasks detailed below.

Your main duties are based out in our communities:

- You’ll ensure that the fire safety systems are functioning correctly, by carry-ing out our weekly fire alarm and monthly emergency lighting tests across our scheme communal areas. You’ll accurately record the outcome of all tests via a mobile tablet device, any faults identified will need to be reported for immediate action.
- Whilst out and about in our communities you’ll have a keen eye for and be proactive in reporting any hazards or potential health and safety issues or concerns.
- You’ll check on the standard of work of both our communal cleaning and grounds maintenance contractors. When residents raise concerns about ei-ther of these services, you’ll ensure that their concerns have been addressed.
- You’ll be representing the Association in our communities, so you’ll build trusting relationships with our people, so with our residents and contractors. You’ll give our residents a voice by sharing their views on the services that they receive from us.
- By doing what you say you’ll do, you’ll be accountable to our residents, contrac-tors and team members.

Other miscellaneous tasks:

- To assist the maintenance team as directed by inspecting requests for low value repair requests, potentially before and after works have been complet-ed by our contractors. Sharing your findings and seeking advice and guid-ance on standards expected where necessary.
- To assist in addressing issues of fly tipping, vandalism, graffiti, poor garden conditions, abandoned vehicles, recycling and rubbish issues by working with the Association, the residents, their community and the Associations part-ners.
- To report concerns around residents welfare to the neighborhood coach team.
- To work in accordance with the Association’s policies and procedures in all aspects of these duties.
- To have a clear awareness of your own personal Health and Safety.
- To promote the Association’s work and to act within the Association’s Values, by being motivated, accountable, proactive, working together and efficient in your approach to this role.
- To attend training identified as appropriate to the role.
- To carry out other duties appropriate to the post as necessary or required.
