As a business that moves fast and has bold ambitions, the primary areas of focus for this role will be:

- To oversee and be accountable for the property function ensuring that the key business areas that relate to estate management, health & safety risk management, compliance and insurance are being delivered as necessary; supporting the Health and Safety Manager and operational managers with their property related requirements.
- To manage the new site strategy for Storal. You’ll work with the Executive team to identify target locations based on demographic and competitive trends, build a network of agents and landlords in those target markets, identify specific sites and negotiate new leases and manage the fit outs accordingly.

The role will require a methodical approach with high attention to detail, resourcefulness and commercial savvy, excellent communication skills and the ability to earn trust of both internal and external stakeholders, strong business judgement and, above all, the dynamism to adapt to the evolving nature of the business.

**Main Responsibilities**:

- Working with the Health and Safety Manager, Maintenance Technicians, Operations Managers, internal stakeholders and external contractors, ensure that the property estate is managed effectively and timely fixes are in place for property issues alongside a proactive approach to maintaining property standards
- Line manage the Health and Safety Manager and work together to ensure compliance with all statutory Health and Safety and regulatory requirements
- Oversee lease renewals and maintain relationships with landlords as required
- Manage group contracts and facilities such as insurance, energy etc. Ensuring optimum service and a cost-effective approach
- Manage the property budget, working alongside the Executive Team
- Display exemplary project management skills with respect to refurbishments, and occasional new openings
- During periods of growth, site source, manage the critical path of heads of terms, feasibility, planning and legal negotiation where applicable

- Multi-site Acquisition/roll out programme experience
- Knowledge of the Healthcare, Social care or Education sectors (preferred)
- Understanding of commercial property compliance requirements
- Project management skills
- Experience working on the sell-side as a landlord or agent
- MRICS Qualified
- Strong Negotiating Skills
- Partner Management and Relationship skills

Schedule:

- Monday to Friday

Ability to commute/relocate:

- London, W1U: reliably commute or plan to relocate before starting work (required)

**Experience**:

- Property Management: 1 year (preferred)
- Customer service: 1 year (preferred)
