**The company**

Full driving licence is required as this role involves travelling to various locations Central and South of UK. Locations will include Watford, London, Ipswich, Milton Keynes, Southampton and Peterborough.

**Key Responsibilities**

Carry out daily planned preventative and reactive maintenance tasks across the estate as agreed with the Regional Facilities Manager and as co-ordinated by the administration staff.

**These include but are not limited to the following**:

- Planned periodic testing of fire alarm systems in accordance with legislation.
- Planned periodic testing of emergency lights in accordance with legislation.
- Planned recorded testing of water outlet temperatures in accordance with L8.
- Planned recorded flushing of water outlets in accordance with L8.
- Planned periodic recording of utility meter readings as per client specification.
- Planned inspection and reporting of condition of fire doors in accordance with legislation.
- Regular inspection of fixed firefighting equipment for serviceability and to ensure that equipment is within its test date.
- To carry out cleaning/maintenance of fans, filters and ventilation grilles as applicable.
- To carry out planned periodic inspections of windows to check their safe operation.
- To carry out planned regular inspection of plant rooms for cleanliness and general good operation.
- To carry out planned regular perimeter walk arounds of all sites to ensure integrity of fencing and operation of external lighting.
- Repairs of minor items as applicable.
- Assist in the fixing of minor items such as shelves and notice boards as applicable.
- Minor painting works as required.
- Assemble furniture and low-level removals.
- Carry out planned regular and reactive litter picks and removal of fallen leaves as required.
- Boarding of broken windows.
- Twice yearly alteration of all time clocks to coincide with daylight time saving.
- To assist with any planned and reactive works on foul and rainwater drainage installations including all ancillary equipment as and when required.
- To assist with any planned and reactive work on internal and external building fabric as and when required.
- To carry out and/or assist, when necessary, with planned and reactive works on grounds maintenance.

**Other responsibilities**:

- Identify any defects found to service coordinators and provide parts list and estimated timescale to carry out remedial works.
- To return completed works orders and time sheets as agreed with service coordinators.
- Maintain the professional image of FI-FM
- Establish and maintain a good a working relationship with all FI-FM employees and clients’ representatives.
- Ensure the provision of a Safe & Healthy working environment.
- Liaise closely with contract support staff to provide up to date records of PPM activities for audit and statutory compliance purposes.
- Close interaction with sub-contractors on site to ensure safe working practices and compliance with FI-FM sub-contractor policy, such as providing safe access, safe working and strict adherence to the FI-FM permit system.
- To assist with the timely and satisfactory completion of quoted and extra works as required.
