St Andrews Property Co is currently seeking a highly motivated and customer-oriented Property Manager to join our team. As a Property Manager, you will play a crucial role in managing our rental properties, both student lets, holiday lets and combination of both whilst ensuring exceptional service to our landlords and tenants.

**Responsibilities**:
Property Management (Student Lettings):

- Handle all aspects of property management, including marketing, advertising, and showing rental properties to prospective tenants.
- Conduct thorough tenant screenings, including reference checks, credit checks, and background checks.
- Prepare and execute tenancy agreements, ensuring all legal requirements are met.
- Coordinate property inspections, repairs, and maintenance, including annual certification.
- Address tenant inquiries, concerns, and maintenance issues promptly and professionally.
- Ensure rental properties comply with health and safety regulations and maintain high standards.

Tenant Relations:

- Provide excellent customer service to tenants throughout their tenancy.
- Address tenant inquiries and concerns in a timely and professional manner.
- Coordinate and facilitate the move-in and move-out processes.
- Conduct periodic property inspections to ensure tenant compliance with lease terms.
- Handle rent collection, including issuing invoices, following up on late payments, and managing arrears.

Landlord Relations:

- Establish and maintain strong relationships with landlords.
- Communicate regularly with landlords to provide updates on property status, rental income, and maintenance requirements.
- Negotiate lease terms and rental rates with landlords.
- Advise landlords on property market trends and strategies to maximize rental income.
- Coordinate property viewings for prospective landlords.

Market Analysis and Research:

- Stay up-to-date with local property market trends, rental rates, and regulations.
- Conduct market analysis to determine competitive rental rates and recommend adjustments to optimize occupancy and rental income.
- Provide landlords with accurate and insightful market reports.

Property Management (Holiday Lettings):

- Handle all aspects of property management, including digital marketing setup, liaising with clients, licensing and operational issues that require attention.
- Prepare and execute client agreements, ensuring all legal requirements are met.
- Coordinate property inspections, repairs, and maintenance where required
- Address any guest issues as they arise
- Ensure holiday let properties comply with health and safety regulations and maintain high standards.

Qualifications and Skills:

- Previous experience in property management or a related field is highly desirable.
- Safeagent or similar certification would be desirable, but opportunity available to progress towards certification.
- Excellent communication and interpersonal skills.
- Strong negotiation and problem-solving abilities.
- Ability to work independently and manage multiple tasks efficiently.
- Attention to detail and a high level of accuracy.
- Proficiency in using property management software and computer skills. SME software experience is a welcomed.
- Knowledge of relevant legislation and regulations in the Scottish rental market is advantageous.
- A valid driver's license is preferred.
