Our client is a highly reputable Exeter based multi-faceted Property company. With beautiful City centre offices and a superb reputation, they are a new and exciting opportunity for an experienced HMO Investment Agent. You will have the objective of identifying, securing instructions, negotiating, and selling HMO residential properties and building plots within the Devon area. In return they are offering a generous OTE of around £40,000 plus car allowance and benefits.

**Main Duties**
- To pro-actively source HMO opportunities, and to identify suitable sites for conversion or development.
- To establish and maintain effective working relationships with local authorities, local agents, plot owners, and investors.
- To conduct HMO appraisals to determine the value of any potential HMO opportunities.
- To market, negotiate and administer HMO and building plot sales, undertaking all necessary requirements to market the properties.
- To maintain an accurate database covering vendor and investor contacts.
- To maintain and bolster existing client relations and offer best advice.
- To increase revenue and profitability through the achievement of agreed business targets.
- To develop relations with new clients and developers and to actively promote the company and grow the business.
- To actively prospect for new business.
- Building / maintaining agency contacts / network
- Keeping up to date with HMO regulations and Local Plan changes
- Manage clients’ expectations throughout the sale and purchasing process.
- Promote other related services within the firm - valuation advice, second-hand residential sales, new home sales, portfolio reviews, residential lettings etc.
- To pro-actively liaise with the Residential Sales & New Homes Departments, keeping them updated on HMOs and land, ensuring departmental integration.
- Any other duties as directed by the Land & Development Senior Associate Director.

**Experience, Qualifications and Skills required**
- An individual who is goal and target driven
- Ideally from an agency background with knowledge of property investments.
- Experience of working with HMO’s or as property agent in previous roles.
- Sales and exceptional negotiation and influencing skills essential.
- An innovative thinker, with the drive to seek out and pursue potential HMO development opportunities.
- An articulate, clear and credible individual who is able to thrive under pressure in a fast-paced environment.
- Ability to build strong relationships with vendors, consultants, etc.
- Ability to communicate with a wide range of people, engender rapport and trust, and develop and maintain key contacts.
- Strong communication and analytical skills.
- A confident and professional networker.
- A network in or knowledge of the Southwest region.
- Ability to travel to potential HMO, land opportunities and development sites on a regular basis.
