Happydays UK are an expanding charity who provide intensively supported accommodation for the homeless or people who are at risk of homelessness. We also provide light touch support through our move on properties for those who are stable and ready to sustain their own tenancy. Our support work is relationship focused with the ability to build trust underpinned with firm boundaries.

The role of Head of Properties is a brand-new role and therefore is an exciting opportunity for someone who enjoys building foundations, establishing processes and working with initiative.

Our small charity property portfolio consists of a head office and other small site offices; a homeless winter shelter; a workshop; and 105 rooms including Houses of Multiple Occupancy, houses containing bedsits and blocks of flats.

**Key Responsibilities**:

- To project manage internal refurbishment projects including contract administration and supervision onsite
- The management of repairs and planned maintenance
- To prepare cost estimates, budget forecasting/financial monitoring and cost control, working within a defined budget
- Operational management of the day-to-day repairs and future planned maintenance
- Work in line with the Charity Procurement Policy to engage with competitive, high-quality tradespeople.
- Responsibility for health and safety of all sites
- Liaising with tradespeople, tenants, and clients
- Responsibility for fire safety checks, flat and house inspections, gas safety and electrical checks
- Developing a thorough process and procedure to report, track and monitor completion of all maintenance works
- Manage and oversee work of maintenance operative - gardening, painting, decorating, odd job volunteers to ensure all grounds are maintained
- Ensuring that all tradespeople have the industry standards to complete building and repair works
- Ability to work in a fast-paced demanding role with constant collaboration with key stakeholders, clients, employees, suppliers, and tradespeople.
- Be responsible for the regular review of policy and procedures in relation to properties
- Competent in the use of Microsoft 365 and general administration
- Ability to write reports for board about stock condition/challenges and improvements
- Responsible for property growth in line with the strategic plan

**Please note this is not a full and exhaustive list of duties and the post holder will be required to undertake additional tasks in order to conduct this role appropriately and effectively.**

As travel will be necessary as part of this role it is essential you will have your own vehicle, hold a full, clean driving licence and be insured for work purposes

Your will be required to undertake Safeguarding Level 3 training within one week of commencing the role
