Reporting to the Property Service Manager, the Clean and Clear Operative will be responsible for the delivery of a cost effective, efficient in-house void cleaning, clearance and Gardening service.
**PURPOSE OF ROLE**:

- Responsible for delivery of a cost effective, efficient in-house void cleaning and clearance service.
- Ensure that void clearance and cleaning is carried out as a vital part of the overall void service, within timescales set to meet customer expectations and needs
- Contribute towards the deliver and achievement of critical success factors and key performance indicators, in relation to void turnaround and loss management
- Develop and maintain high standards of cleanliness in accordance with Great Places’ Letting Standard
- Deliver a customer focused service with a flexible and positive attitude towards duties and hours of work, working with the peaks and troughs in void properties, in order to maintain the smooth running of the void management process.

**KEY RESPONSIBILITIES**:

- Accountable for the cleaning of all void properties to a high standard of specification, ensuring that the property meets health and safety regulations, and are safe for trade operatives to work in. Finally preparing properties so that they are in a spotlessand first class state for customers to move into to make into their home.
- Ensure the security of our properties are maintained by carrying out lock changes and fitting of key safe’s to void properties as required
- Responsible for the safe working environments within properties by removing and arranging the safe disposal of sharps, waste or other health & safety items found in void properties, gardens and communal areas
- Ensure that first impressions of the property count, by carrying out garden clearance to void properties, including strimming /cutting of grass, hedge cutting, removal of rubble, filling in of pond’s, and levelling of soil etc.
- Adhere to health & safety legislation at all times when removing waste in a controlled manner to approved waste sites.
- Responsible for maintaining appropriate documentation and records for any weigh in waste, in accordance withGreat Places Environmental Management Policies and Procedures.
- Assist in monitoring the security of void properties and liaise with housing management as required
- Work alongside trade operatives when required for labouring, supporting two man visits and basic handyman duties.(e.g. changing light bulbs, fitting door handles etc.) ensuring service delivery
- Clear empty properties inclusive of loft spaces of all furniture and rubbish, white goods, carpets and general waste
- Support the overall productivity of the trade operatives by collections of trade/domestic waste and communication with trades to arrange timings of collection
- Contribute to a first class customer service by completing adhoc deliveries of materials to trades on site, as requested by PSM’s, ensuringspeedy repair with minimized down time
- Assist with the removal and storage of household goods and other personal effects following termination of tenancy
- Identify and report any potential health and safety or maintenance issues to ensure a safe environment is maintained at all times
- Maintain and clean all tools and equipment and ensure that they are kept in a safe and efficient working condition. Ensure that all Company vehicles are kept clean and tidy and tools and cleaning equipment stored safely

**QUALIFICATIONS & PROFESSIONAL MEMBERSHIPS**:
Qualified to minimum GCSE grade C or equivalent in English and maths
**EXPERIENCE & SKILLS**:

- Use of full range of Microsoft Office
- Ability to complete tasks in an accurate and timely manner when working under pressure
- Attention to detail
- Good written and verbal communication
- Effective liaison with staff/other stakeholders to give information/find information/resolve problems
- Organisation and ability to time-manage work load
- Able to deliver a high standard of customer service
- The ability to develop and project a positive image of Great Places through personal, written and oral skills
- Experience and knowledge of clearing and cleaning properties.
- Experience and knowledge of the use of and operation of cleaning equipment.
- Ability to lift and operate cleaning equipment, furniture and machinery
- Hold a full clean driving licence
- Good organisational skills
- Flexibility in attitude to duties and hours worked
- Demonstrates a‘can do’ attitude with the ability to respond positively to a variety of tasks
- Willingness to work overtime, and work at all Great Places locations, as required by the needs of the business
- Ability to work well without close supervision and to within set deadlines
