**£29,000- £32,000 per annum, inclusive of car allowance**

**Summary of Role**

To provide estate services to residents, ensuring that cleaning and grounds maintenance contract requirements are met and support health and safety requirements for our properties and estates. Be the focal point for residents, the team, external stakeholders and contractors for the estate services we provide.

**Key Tasks**
- Be responsible for Mount Green’s estates in terms of cleaning, bulk refuge removals, pest control, grounds and tree maintenance services, ensuring that contractors are completing all service chargeable works in accordance with contract requirements and service charge schedules individual to each scheme.
- Regularly visit sites to monitor performance of contractors and the quality of their work.
- Report monthly on contractors’ quality of work and attend contract meetings as part of a team delivering strong contract management and excellent performance for residents and Mount Green.
- Produce, review and implement the tree maintenance programme and report on expenditure on a monthly basis.
- Support the Property Services Manager in managing Cleaning and Grounds Maintenance Contracts providing monthly reports on service standards and quality.
- Ensure that any Health and Safety issues found are reported and support the Compliance Manager in terms of risk mitigation measures and rectification works.
- Support fire safety working with team members to assist in alarm and evacuation tests, checking for obstructions in escape routes and ensuring fire safety signage is correct and clear.
- Support water hygiene compliance, working with our contractor to assist with access arrangements and carrying out flushing and temperature checks.
- Check laundry equipment, ensuring they are working, safe to use and cleaning filters.
- To be the key front-line Mount Green representative dealing with resident enquiries and complaints in relation to Cleaning and Grounds Maintenance Services.
- Changing communal lighting timers.
- Support key management for communal keys and changing lock codes. Assisting when required with management of empty property keys.
- Overseeing, programming and issuing communal keys / communal fobs, as necessary.
- To work with contractors, managing agents and residents to continuously improve services and value for money.
- Contribute to and attend resident engagement activities and initiatives.
- Work with the Housing team and attend estate inspections with the Neighbourhood Officers as necessary.
- Work with the Customer Experience team assisting them with their enquiries and queries.
- To deliver a supporting front-line role within the property services team undertaking other duties linked to the wider objectives of the department such as assisting with access and general resident liaison, and reporting and monitoring communal repairs through to completion.

**Education and Qualification**
- 5 GCSEs at grade A-C or 5-9 or equivalent

**Knowledge and Experience**
- Significant and demonstrable experience in undertaking a similar role
- Experience of working with contractors

**Skills and Ability**
- Able to work with autonomy, able to plan, manage and prioritise workload
- Ability to empathise with and deliver meaningful outcomes for customers
- Good communication and ICT skills
- Ability to build effective relationships internally and externally and positively represent the organisation with customers and professional alike
- Ability to understand/follow policies, processes and procedures
- Aptitude for IT and in particular Office365 and MS Dynamics
- Able to work flexibly across departments and occasionally working outside of normal office hours to ensure non access issues are minimised
- Hold full drivers licence and have access to a vehicle for business use
