Estate Caretaker

My client is looking to hire a well experienced Caretaker for a high end residential development in Becton East London.

**Duites: -**
- Paint and jet wash dock areas.
- Jet wash estate with the use of chemicals
- Use of Hakko machine
- Repair paving slabs
- Painting and decorating internal and external areas
- Taking bins out
- Window cleaning (reach and wash)
- Removing debris from dock (using a net)
- Planting and gardening
- Waterproofing flowerbed areas
- Installing pipework as requested
- General carpentry
- General minor repairs
- To meet and greet all residents, visitors, contractors in a courteous and professional manner at all times
- To be cheerful and courteous at all times
- To build good rapport with the Tenants and respond promptly to their needs and to log all reported repairs, complaints and queries
- To comply with restricted use of all personal mobile phones whilst on shift - i.e. only to be permitted during your break(s)
- To ensure all buildings are maintained to a level reflective of the quality of the development and to report any defects to Estate Manager
- To monitor Health and Safety testing and standards and to report anything that may cause a hazard immediately to the Estate Manager
- To maintain and clean all external communal paths and ensure they are kept to the appropriate standard
- To ensure that the overall estate is kept litter free and clean
- To manage the movement of all bins, to ensure the council can collect and empty bins during bin collections days
- To oversee the recycling arrangements and to encourage Tenants to responsibly dispose of their refuse and to ensure all recycling and refuse is available for collection on the appropriate collection days
- To report to the Estate Manager / Property Manager any contravention by the residents of the rules of the building and any unacceptable conduct, e.g. late-night noise, or any breach of lease
- To enter any accident in the Accident Book provided
- To ensure you wear the appropriate protective clothing when inspecting any areas under construction
- To comply with all instructions or requirements in relation to Health and Safety at Work
- To ensure the facilities are kept clean and tidy at all times
- To maintain security of all buildings with the assistance of Security staff
- To be familiar with any evacuation and emergency procedures for the building
- To inspect frequently all external and internal light fittings and to replace bulbs if lights are not working
- To report to the Estate Manager any matter or problem that requires their knowledge or assistance and to accept their instructions regarding any additional duties that may be necessary
- To ensure that particular care will need to be taken when Tenants are moving in and out of flats (protecting the lifts, walls etc)
- Where a resident has left goods within the common areas to ensure they are removed to avoid any breach of Health and Safety and fire precautions.

8am to 5pm (40 hours per week)

£24k per year
