Head of Property Management

KEY BENEFITS:

- £45-60K Basic dependent on experience

KEY REQUIREMENTS:

- 5 years experience on AST management
- ARLA qualification preferred but however not essential
- 3 years of experience running a team preferred although not essential

Our client is a professional market leading lettings company in a super prime location with a large portfolio of properties. They are looking for a Head of Property Management who enjoys solving problems, is able to work well under pressure and has strong customer service skills. At least 5 years of AST Property Management experience required for this position. The successful applicant would benefit from having their ARLA Level 3 however this is not mandatory for this Head of Property Management role. The Head of Property Management having experience of managing a team would be advantageous.

Duties of the Head of Property Management include managing a team of staff members below you and also a support team and also include:

- Pre tenancy admin & checks
- All gas safety and EPC checks/compliance
- Assist in the day to day maintenance of property
- Deal with property owners/tenants queries verbally and in written form
- Produce monthly rental statements for landlords
- Chase rent arrears when required
- Serving Section 21/8 (Form 6A) notices on behalf of the landlord
- Arrange annual gas and electrical safety checks
- Carry out regular property visits to ensure all buildings are in good order
- Give feedback to Landlords regarding any issues noted during the visit
- Set up after move in files & scan all documents onto the system
- Book check outs at the end of tenancy and cleaning
- Deal with deposit at the end of tenancy, negotiations, and release of deposit
- Liaise with contractors and arrange payment for works
- Basic accounts data entry
- Key signing in and out and key tracking
- General lettings administration and team work

Skills required for the Head of Property Management:

- Full UK License Required
- A desire to provide a good level of client service
- Must have high end market experience
- Strong organisation and administrative skills
- Conscientious and reliable
- A working knowledge of property management issues
- 5 years AST PM experience
- 3 years of experience running a team preferred however not essential
