To offer support to Service Users in developing independent lives through the implementation of the aims and purposes of the YMCA and to help with the running and upkeep of YMCA Outreach properties.
- You will manage a caseload of young people providing, engaging and creative support, to enable them to increase their independent living skills, so they can move on positively.
- You will work as part of a team delivering group and individual support sessions, working closely with young people to ensure they have genuine input into the design of all areas of their support.
- Effectively and professionally, you will support the daily operation of our Outreach Team.
- You will liaise with partner organisations as required.
- You will be required to be committed to YMCA Wearside core values, services to the public, quality, equality and empowerment and to demonstrate this commitment in the way you carry out your duties.
- You will work to a professional standard in line with YMCA Wearside professional boundaries policy.

Main Responsibilities

To work as a member of the staff team providing housing management and support to young people accessing YMCA Wearside Outreach properties, including support for looked after young people on other sites, supporting them on their move to Outreach.

Decoration and furnishing to properties - to work with the Handyman and Housekeeping team to maintain the upkeep of the properties.

Access suitability of young people referred to the project and work alongside Development Manager on identifying who should be best considered for future vacancies to keep voids to a minimum.

To oversee and facilitate move-ons in an appropriate timescale.

Accommodation database duties - Record accurate move in and out dates, ensure all charges for all client types including supported accommodation, housing benefit, young person’s rent etc are accounted for accurately for each account.

Record any justification for potential write off balances that will be discussed quarterly in management meetings in preparation of being presented to the Board during each financial audit.

Responsibility of Health and Safety on a daily basis.

To liaise and build connections with other referral agencies and maintain relationships alongside housing manager.

To assist the Chief Executive in preparing reports and quarterly returns.

Managing a caseload of residents with a range of needs and aspirations.

Formulation of support plan or pathway plan in partnership with each young person, agreeing target outcomes and milestones.

Following an offer of accommodation, draw up a needs and risk assessment for each young person.

To ensure that vulnerable people are protected through knowledge of Adult and Child Safeguarding Procedures.

To provide practical help with independent living skills and managing residents responsibilities, including maintaining their property, Housing Benefit claims, rent payments, maximising income and acting promptly with arrears.

To maintain void levels and deal with abandonment of tenancies.

To respond in a timely manner to support young people with changes in benefits and changing economic circumstances.

To understand the needs of service users and work with them to achieve their objectives within their support plan or pathway plan.

To maintain key worker records, complete timetables, update Amis and communicate with other members of the team through team meetings, communication book, intranet and other implemented communication measures alongside the Development Manager.

To ensure confidentiality is always adhered to.

To maintain effective working relationships with relevant external agencies on behalf of young people as well as attend meetings to discuss individuals as part of the service users working support.

Maintain effective working relationship with the Anti-Social behaviour Team and Police, including named person on receiving police checks.

Assist Development Manager with enforcement action in case of contravention of house rules or non-compliance with licence agreement. Follow the Eviction policy issuing verbal and written warnings in line with YMCA procedures.

To monitor the collection of rents and bad debts and chase any arrears.

To deal with emergencies in accordance with YMCA policies and procedures.

To ensure building maintenance is carried out by appropriate party within set time scales.
