Hiding Space is looking for a responsible Maintenance Operative for our serviced apartment and holiday rental business, who will thrive on making a positive difference in our business supporting our guests and housekeeping team. We operate apartments in three city centre locations and houses in and around the city of Bath. All our properties are beautifully finished and require regular scheduled and emergency maintenance.

**The Role**:
The successful Maintenance Operative will undertake preventative and emergency maintenance. This will involve a wide variety of tasks including repairs to all areas of the properties. A broad knowledge of building infrastructure and mechanical & electrical systems is required. Being professional, friendly, and approachable you will understand the importance of keeping high standards and ensuring our guests have a safe and pleasant stay. This is a physical role that involves using power tools and moving around much of the day, including having to climb ladders and lift heavy items.

This role is critical to the smooth operation of our properties. Hiding Space is a small team that works together to provide a great service to our guests, we recognise the value this role brings to our business, you will therefore be an important and highly valued member of our team.

The role is permanent and requires between 30 and 40 hours per week.

**Day-to-day responsibilities will include**:

- Schedule and perform routine preventative maintenance.
- Undertake emergency curative maintenance.
- Conduct routine inspections at all our properties to identify emerging problems and address them before issues arise.
- Prioritise work in line with management requests and report time spent on activities.
- Undertake annual inspections to ensure the safe operation of the properties, in line with legal requirements.
- Undertake risk assessments in accordance with company guidelines and procedures.
- Activities will include:

- decorating, carpentry, minor plumbing and electrical works, outdoor cleaning tasks and basic garden maintenance.
- Responsibilities will include maintenance and repair of:

- holes in walls and floors, carpets, lights, hot tubs, kitchen cabinetry, electrical equipment, electrical sockets and switches, wall mounted furniture, windows, blinds and curtains, furniture, outdoor potted plants, decking, doors, heating, electrical and fire systems.
- Identify when professional repairs are necessary and instruct contractors to complete works.
- Oversee and, when necessary, work with plumbing and electrical contractors, and ensure their work is of the required standard.
- Procure the necessary material and equipment to complete tasks.
- Responsible for managing and organising internal projects.
- Making sure that our hot tubs are maintained in high standards and address any issues to the management team.

**Qualifications / Requirements**:

- Proven experience in a similar role.
- A valid UK driving licence and access to own vehicle.
- An eye for detail.
- A wide knowledge of all aspects of building maintenance including painting and decorating, carpentry skills, minor plumbing and electrical works.
- Professional presentation and attitude with the ability to interact with guests.
- Wide knowledge of Health and Safety regulations and compliance.
- Good knowledge of and ability to use and maintain power tools.
- Be physically fit and able to lift items of equipment and furniture.
- Able to maintain external areas.
- Effective time management with an ability to record time and activities accurately.
- Ability to work autonomously.
- An ability to problem solve and find solutions to ensure the guest experience is not impacted.
- An ability to identify when a task is beyond your skills or knowledge and instruct the necessary professional to get tasks completed in a timely manner, to ensure the smooth functioning of the business.
- Happy to get stuck in and support the wider team as needed.
