**Associate Director Role - Real Estate Asset Management - London**
As an Associate Director you are a team lead in Asset Management. You support PATRIZIA's (international) growth and expand your professional experience in the process and take your team along in this journey. Your job is to fulfill the investment objectives of our investors and ensure that property management, tenant relations, capex projects and investment programs, budgeting and reporting are accurate, transparent, of high quality and delivered on time by the team.
As we are an ambitious and growing company, we are looking for a dedicated person who feels comfortable to be working as part of an ambitious and entrepreneurial team across all property sectors. You will be responsible for your portfolio(s) working in close collaboration with the wider team and colleagues in Fund Management and other stakeholders on a variety of projects. There is also an opportunity to support the expansion of our asset management business**.**
**Key Responsibilities**
- Overall responsibility for the strategy of the properties including considering the fund/investor strategy and objectives including the preparation of an annual business plan (Discounted Cash-Flow) which will namely include and ESG action plan to ensure that the BP is executed.
- Guidance in the decision-making process for the team and helping to find the best overall solution for the investor/Fund management.
- Repurposing or repositioning of the asset to be considered when relevant with support from external professionals or Real Estate Development Team (RED)
- Ongoing monitoring of relevant asset KPIs on a monthly/quarterly basis by using PATRIZIA’s IT and Digital Tools
- To leverage on PATRIZIA’s Technology and Innovation team to enhance the services and the value of the managed asset/portfolio
- To steer and monitor external partners and namely Property Managers to properly identify and manage issues (claims or potential lawsuits) or opportunities.
- Securing the performance of internal & external stakeholders (Fund Managers, Fund Finance Managers, Solicitors, Project Managers, etc.) and ensuring Reports are compliant with internal quality standards.
- Challenge external valuations.
- Review of BP and support underwriting assumptions (for sales provide NPV valuation) during acquisitions and sales.
- Participate actively in PATRIZIA’s transverse projects to enhance and futureproof the business where required.
- Engage actively with the property market to build relationships, develop best practice and enhance sector expertise.
**Requirements**:
- Educated degree in business or real estate
- Relevant successful experience in the Real Estate sector (+required sub-sector) as asset or investment manager
- Excellent knowledge of local property markets and different asset classes
- Excellent understanding of financial practices applied to real estate
- Good understanding of local and European legislations applicable to real estate
- Strong and relevant network
- Microsoft Office
- Analytical and financial skills
- Excellent verbal and written skills in Local language native + fluent in English
- Curious and comfortable within an evolving and international environment
