Tenanted Inspector

Hamways is a residential property management company. We are based in Oxted with approximately 75 staff and look after residential properties in London and the home counties. **Hours of Work**: Full Time, 37.5 hours a week, Monday to Friday (9:00am - 5:30pm)

**Location**:Hamways House (Oxted, Surrey. RH8)

We are looking for hardworking, enthusiastic & trustworthy individuals to join our team, supporting the busy Tenanted Management team. The Tenanted Property Inspector will cover all areas of London and Home Counties.

**Duties include but are not limited to**:

- Arrange appointment date/time directly with tenants
- Send out relevant Inspection Letter
- Maintain diary system
- Take photographic ID of residents where necessary ie - RR & AT tenants
- Report any suspicious or sub-letting activity
- ID Checks
- Occasional Right to Rent checks to fit in with other inspections.
- Ensure QUBE is continually updated
- Complete and upload Inspection forms / photos
- Instruct on works where necessary
- Dealing with a diverse demographic - to include elderly and vulnerable
- Adaptable, reassuring, confident
- Assertive but remain professional and polite when dealing with tenants of a challenging nature
- Be able to assess any issues and investigate as far as practically possible any suitable solution to resolve issue. (Repair/Neighbour Mediation)
- Plan appointments efficiently - consider if additional support/contractor should perhaps also be in attendance
- Identify possible Issues - establishing facts & clarity EG: Maintenance/Noise Disturbance/Tenancy Enquiries
- Provide photographs and written report confirming all details of inspection.
- Ability to think ‘outside of the box’
- Eyes and ears for office colleagues - add to report additional problems recognised with neighbouring properties within our portfolio when onsite visits
