**Head of Capital Projects**
Location: Flexible hybrid working and regular travel to their regional offices.
Hays Recruitment are in partnership with a private sector organisation based in Oxfordshire who are looking to recruit a Head of Capital Projects to join their team.
You will work with other teams and colleagues in the company namely Property Maintenance, Operational teams, New Developments, Marketing, Sales, Health & Safety, Procurement and Finance colleagues.
You will be a highly numerate analytical thinker with excellent attention to detail and with up-to-date knowledge of building/construction with ideas to maximise energy reduction and embrace sustainability opportunities.
Key Accountabilities:

- Lead and manage the surveying team in terms of priorities and output whilst also providing support and personal development opportunities.
- Work to support our joint venture partners and oversee that the company discharges its professional responsibilities within the joint ventures.
- Ensuring that the highest standards of Health & Safety are maintained as a priority through all stages of the capital projects.
- Lead progress reviews at all gateways and control points.
- Assisting with the development and subsequent monitoring of the specification reflecting the operational agreed brief and leading the delivery and execution of the schemes.
- Attend relevant site inspections/meetings as required in relation to the contracts to provide leadership through the surveyor's and manage the tender and contractor selection process.
- Supported by the finance business partner for property you will monitor individual project progress against budget and programme
- Prepare and monitor bid package tender schedules and report against the cost plan as required and the reason for selection of contractors. Liaising with Procurement as required.
- Prepare contractor bid lists in conjunction with Procurement and obtain approval via the Property and Development Director.
- Monitor and provide as required subcontract schedules and confirm that they are in line and accordance with the contract documents.
- Prepare, review and submit the agreed monthly cost reports collating information from the surveyors as required to the Property Development Director/Deputy CEO.
- Maintain and oversee contract documentation approve valuations and variations where required.

Skills & Abilities:

- RICS accredited degree essential
- Record of CPD in accordance with RICS requirements
- Multi occupier project experience
- 10+ years of experience in managing delivery of major capital projects
- Experience and understanding of JCT and other standard building work contract management
- Team management and motivational skills
- Able to demonstrate knowledge of Landlord and Tenant legislation, current relevant topics. To understand the premises directions and all RICS compliance
- Experience of working on extensive property portfolios
- Good time management skills and the ability to meet deadlines
- Ability to prioritise workload
- Strong negotiation skills
- Good communication skills
- Strong presentation skills
