**Lettings Coordinator**

My client is a progressive employer, seeking an addition to the lettings team to offer an unrivalled service to residents across their neighbourhoods. The role will be based at the Salford office combined with home-based working. The Lettings Team work well together, ensuring the business offers an unrivalled service to applicants across all theneighbourhoods, so a team player is key.

The Lettings Co-Ordinator will be organised, proactive and a motivational team-leader to the Letting Administrators. The role will support the teams across the lettings and resident services functions by offering training, development and guidance. The rolewill be focused on minimising void levels on available and upcoming properties across the portfolio, whilst ensuring excellent customer service is delivered consistently.

**Responsibilities**:

- Day to day co-ordination of the lettings function to ensure all customers receive best in class service
- Ensure all customers are followed up after every viewing and waiting lists are kept engaged
- Ensure all payments are processed in line with the company policy
- Ensure all legislation is adhered to and regular training and updates of changes communicated to teams
- Confirm tenancy start dates as soon as the checks are completed
- Ensure applicants move in as quickly as possible in order to reduce voids
- Maintain regular training and development of the Lettings Team
- Work with partner agents to agree lets on void properties
- Work closely with Marketing to ensure customer opinions are fed back and available properties are highlighted to maximise marketing exposure
- Ensure regular feedback is obtained and shared with the Lettings Manager
- Work closely with all Resident Services Managers to ensure letting processes are being adhered to
- Work closely with all Resident Services Managers and Letting Administrators to maintain the applicant database
- Update feedback following viewings allowing greater efficiency in closing deals
- Follow and be aware of the competition local to neighborhoods and the wider BTR and PRS markets
- Assist in new development launches and open events
- Liaise with the Lettings Manager to ensure timely reservation release programme of new handovers
- Handle all complaints relating to the lettings function
- Monitor and maintain the best in class customer journey
- A key focus on minimising void periods, identifying opportunities and suggesting incentives and ideas
- A clear focus on the delivery of business KPI's set for the lettings function
- Support other business areas to ensure the company values and culture is delivered to customers
- To support the Lettings Manager, Customer Experience Director and marketing function as required

**Requirements**:

- Industry specific knowledge; lettings experience essential
- Holds a relevant industry related qualification or would be willing to work towards
- Strong track record of delivering exceptional customer service
- Knowledge of the Tenant Fees Act 2019
- An understanding of the Right to Rent obligations
- IT literate
- A team player and willing to deliver on the detail
- Flexible in your approach to your work and delivery
- An excellent communicator
- Ability to influence others positively
- Ability to meet tight deadlines and work in a target driven, yet customer focused environment
- Able to create innovative and effective ways of marketing properties
- Ability to influence others positively
- Working with others, co-operative but also able to express differing opinions in a clear and courteous manner and support colleagues when needed
