Provide building support to staff and contractors on issues that are complex and non-routine, ensuring compliance with Trust safety standards, policies and procedures. Exchange maintenance, building project-related information with specialists and non-specialists. To be able to make judgements across a wide range of estates issues taking into account legislation, Health & Safety, conflicting demands and complex fault finding.
- Able to plan and prioritise maintenance works, including liaison with users, contractors.
- Able to prioritise work requirements on essential patient equipment used in patient care package and having a direct impact detrimentally to the whole patient experience i.e. nurse call handsets, patient toilets/wash facilities and patient beds.
- Undertake surveys/audits, including risk assessments, statutory information relating to fire safety. Undertake estates condition survey/s and report back to line manager.
- To concentrate for long periods of time to deal with technical issues, and ensure audit trail for paperwork during operational incidents.
- Frequently required to exert heavy and physical effort in moving or lifting equipment.

To prioritise and to be able to react to changing workloads.
- High concentration level required for fault finding, inspections and interruptions to deal with emergencies.
- May occasionally be required to work or assist in areas of uncontrolled hazards i.e. gas leak, steam leak, bodily fluids and raw sewage.
- Carry out all multi trade works i.e. water, sewerage, electricity, medical gases, building works that are involved in building services equipment that uses all services, such as steam infrastructure, water, reverse osmosis water, wastewater and or effluent.
- Problem solves technical issues, fault diagnosis and solution finding, assess safety situation/analysis and diagnosis of faults in complex, multi-faceted equipment.

Performs estates work including activities which are both complex and/or non-routine. Carry out routine planned maintenance activities as directed by management across Health care properties and equipment. Ensure compliance with Statutory Regulations, Trust safety standards, policies and procedures.

Provide and receive routine and complex information to inform work colleagues, patients, and clients/provide. Communicate building issues and safety requirements to other staff, patients and contractors. Provide building training to staff groups and contractors.

Travel between Trust sites
- Undertake essential repair works and general maintenance activities at the request of the Estates Supervisor /Operations Managers.
- To liaise with Estates Supervisor regarding plant or equipment failures.
- To liaise with Estates Supervisor /Operations Managers regarding plant or equipment failures and to request the supply of goods and/or services as necessary.

- To liaise directly with clients and to prioritise the activities to undertaking repair works and general maintenance activities.
- Ability to carry out across trades works
- Provide building advice and support on building services to contractors and in-house staff.
- Provide advice, support and supervision to staff undertaking works.
- Undertake fault finding on all systems and equipment.
- Complete all report sheets and test certificates as necessary.
- Follows detailed engineering drawings and specifications.
- Interprets and follows regulations at all times.
- Immediately notifies Estates Supervisor/Estates Officer of any deviation from the regulations.
- Interpret detailed building services drawings and specifications to instruct others and advise.
- Monitor the completion of time sheets, job dockets and risk assessments.
- Report performance issues to the Officer.
- Uses all relevant PPE, tools and equipment within safety guidelines as necessary for the completion of works.
- Uses all relevant tools provide by management for performance monitoring.
- Carry out all works in accordance with Trust operational policy and procedure.
