**Regional Lead Caretaker**

We are looking to recruit a Regional Lead Caretaker. Working alongside the Head of Maintenance & Estates, to be responsible for coordinating and delivering a high quality and responsive caretaking service within a designated region.

To ensure that the properties are maintained to a good standard. Carry out regular general inspections, ensure communal areas are clean and tidy, assessing need for repair and redecoration, and make arrangements for routine maintenance, liaising with the Maintenance Technician and external contractors as required

Reporting breakages/damage/wear and tear promptly making arrangements for renewals and replacement of equipment as necessary.

**Key Responsibilities**:

- Embody the SIG values in creating a positive and productive working environment, to improve and maintain the wellbeing of staff and residents in a psychologically informed environment
- Provide high quality support and line management to a team of 4 Patch Caretakers
- Responsible for ensuring that all staff have appropriate personal development plans (including training) and are effectively supported to achieve them giving clear direction and expected
- Ensure that all staff maintain high standards of professional performance at all times through adherence to the SIG policies and procedural framework e.g. sickness absence management, code of conduct, disciplinary and grievance, supervision, appraisal, staff development and performance management. Hearing disciplinary, grievance, complaints and other HR issues where appropriate
- Support the Head of Maintenance & Estates in the selection and induction of new staff to ensure that they are aware of their duties and the policies, practice and values of SIG
- Support the Head of Maintenance & Estates to hold regular and effective staff meetings and one to one supervision with staff and ensure that all communication channels are open, and that information flows up, down and across the business
- Support the Head of Maintenance & Estates to co-ordinate and monitor the workload of the team and ensure that all current performance and service standards are being met
