An exciting opportunity to play a key role within the Estates Team at Derbyshire County Council for a dynamic and committed individual to support the council’s Corporate Property objectives managing an extensive and varied portfolio of assets valued in excess of £2 billion.

Following an internal restructure, Derbyshire County Council is looking for an Estates Surveyor to support the Principal Estates Manager and other colleagues to work with Senior Management and external stake holders.

You will be exposed to an interesting and broad range of service requests, so this is a great opportunity for an individual who already has, or who has a desire to develop a very varied, key General Practice skills and disciplines.

You will provide the Council with professional estates advice in regards to providing professional and technical advice on real estate issues to senior managers and client departments. Along with managing the Council’s property portfolio to promote best value in the use of Derbyshire County Council’s land and property assets.

You will be joining a team of eager and ambitious Property Professionals and have a manager who is supportive and keen to facilitate your development.

Based in one of England’s most beautiful areas, including the Peak District National Park, with flexibility as to the mix of home working and from offices based in picturesque Matlock and across the County.

**What will I be doing**:

- Use a wide variety of national and local data sources to provide information and reports to support the Council’s management of intelligence
- Run data analysis to inform strategic decision making to improve the Council’s understanding of the impact it is making in local communities.
- Support on a variety of research, policy and performance projects
- Use a variety of IT systems and packages to capture a range of statistical analysis activities relating to topics such as Council performance and crime & community safety
- Provide training and support on the use of information systems to a range of users across the Council.

**What skills and experience do you need to have**:

- Experience of property valuation and property portfolio management.
- Experience of team working within a professional property environment.
- Experience of the collection and collation of financial information relating to property.
- Experience of reporting to management on financial and budget issues within a real estate context.
- Experience of conducting lease and licence negotiations, rent reviews, lease assignments, lease renewals and the acquisition and disposal of property.
- Experience of dispute resolution and landlord and tenant negotiations.
- The ability to communicate effectively orally and in writing.
- Good presentational skills.
- Ability to work effectively as part of a team.
- Ability to handle a personal caseload competently with the minimum of supervision.
- Ability to work to deadlines.
- Ability and confidence to work alone at various locations around the county in accordance with the Council’s Lone Working Policy.
- Good organisational and analytical skills.
- Ability to understand complex issues, using innovative thinking towards problem solving.
- Ability to use computerised systems and databases including the use of Microsoft Office and other real estate software.
- Good working knowledge of the five principal valuation techniques.
- Good working knowledge of land and property law, including Landlord & Tenant, planning, dilapidations, and compulsory purchase.
- An understanding of the effect of local market conditions.
- Awareness of Fire Safety, Health & Safety legislation, and Asbestos Regulations.
