**Leasehold Painting & Decorating Supervisor**

**Location**: Feltham TW14 9NN

**Working Hours**: Monday to Friday 40 hours per week, working hours 07:30-16:00

**Remuneration**: up to £42,794 salary + pension, free gym membership and access to employee benefits portal

**Purpose of Role**:

- Responsible for overseeing and monitoring a variety of Planned and Cyclical Painting & Repairs Programmes across the Borough.
- To ensure agreed targets are achieved within timescales and to ensure that the subcontractor is following the scope of works within budget to deliver the leasehold painting & decorating schedule.
- Responsibilities for health and safety as well as liaising with the leasehold dept of LBH and leaseholders themselves at meetings.

**Key Roles & Responsibilities**:

- To undertake daily supervision of the leasehold P&D subcontractor to achieve maximum efficiency and effectiveness to ensure that targets are achieved.
- Monitor the resource strategy for the deployment of Operatives in order to meet the project’s needs to deliver as per the P&D programme.
- Review progress and respond to issues that arise to prevent delays. This includes pre-inspecting to ensure that the subcontractor has provided all works’ descriptions and that all materials/tools/plant & access equipment are in place.
- Liaise with Planned Services Manager and the other Painting Surveyors to monitor delivery in line with the P&D schedule.
- Ensure that the quality of work undertaken by the team meets the required technical standards and secures customer satisfaction. This includes undertaking inspections during and at the completion of work.
- Ensure details of all work completed are being recorded and review and agree/refuse variations identified on jobs with the Service Manager and Leasehold Painting Surveyor.
- Record and evidence the work undertaken in accordance with the work schedule.
- Make sure the work done reflects the scope of works and that there is substantial photographic evidence of the before and after of the works.
- Investigate incidents where failure to have material available at the time needed has resulted in delays to projects and ensure that the subcontractor puts arrangements in place with the supplier to ensure this is addressed.
- Provide clear direction to sub-contractors undertaking work on your behalf, ensuring this work is completed on time, to the correct quality and that costs are controlled and tracked.
- Undertake investigations under the direction of the Planned Services Manager. This includes jobs that incur a high level of variations or time delay. Ensure any loss making types of work are identified and reviewed and work with the team to take action to address any such problems.
- Deputise for other team members as required. This specifically means that during periods when the Leasehold Painting Surveyor is on holiday or otherwise not able to undertake the normal tracking of project spend, the post holder will be responsible for these activities.
- Assist the Planned Services Manager in ensuring planned works meet CDM requirements by co-ordinating and programming the works that minimise and/or manage any identified risks.
- Take a lead role on health and safety matters for contract teams and ensure that all managers and staff are equipped to discharge health and safety responsibilities with appropriate arrangements in place for each team.
- Make sure correct certifications are in place for contractors to commence works. RAMS, waste management certs, asbestos management surveys, hot works certs if needed. Also outside contracted works are included in this.
- Check scaffolds weekly on the inspect 7 system and flag up any issues or concerns.
- Make sure to keep all property files are updated on the shared space with all relevant information present pertaining to each property address.
- Attend all pre-start meetings and address issues of planned works with residents/leaseholders to manage expectations and provide information.
- Attend end of works meetings and address any concerns regarding works carried out or update on follow up works where necessary.
- Attend fortnightly meetings with contract management.
- Attend weekly meetings with the client where updates are to be provided.
- Recording weekly percentages of works carried out and spend to relay information for tracker updates.
