JOB TITLE Caretaker
LOCATION Paramount - Swindon
DEPARTMENT Mainstay Facilities Management
RESPONSIBLE TO Facilities Manager
PURPOSE OF ROLE To clean and maintain a high standard of all communal areas of the development as detailed in your site schedule or instructed by the Facilities Management Team.
Role is for 40 Hours per week. Monday to Friday 8am until 4.30pm (includes a 30 minute unpaid break)
DUTIES AND RESPONSIBILITIES
1. Regular checks on important areas: e.g., stairways, lighting, security, parking, refuse areas
2. Bin movement - Remove all bins from refuse areas and place outside ready for collection by local authorities.
3. Ensure all alarms, smoke detectors and emergency lights and lifts are checked regularly and recorded on the relevant documents in accordance with service procedures and health and safety guidelines
4. Ensure replacement of all defective light bulbs etc. and alter lighting timers when requested
5. Carry out any minor repairs possible (when identified as part of the daily checks)
- Painting and Decorating - as required
- Joinery
- First line maintenance of fixtures and fittings, examples: tightening screws on window hinges, maintenance on door handles
- Plumbing
- un-blocking sinks, traps and waste pipes.
6. Report any repairs required that can not be dealt with on site to the Property Team also maintain an onsite log of all repairs due and completed. To investigate any building problems and record and report defects to the Area Office.
7. Supervise contractors on site that have been appointed by the Property Services Team ensuring they are adhering to company procedure and working safely
8. To be prepared to attend any training courses such as Health & Safety awareness, etc.
9. To perform a general overseeing role, in areas such as car parking, pets, site care, security, recycling and general site “policing".
10. Undertake any other duties as appropriate and as requested by the Property Manager or Facilities Manager
11. Ensure that all keys kept on site are secure and relevant documents signed when holding residents’ keys.
12. To carry out other duties which may from time to time be directed by the Facilities Manager and which are within the capabilities of the job holder.
Caretakers are advised not to;
- Form personal relationships with residents
- Socialise with residents
- Enter an apartment unless agreed by Head of Facilities or Property Manager.
Caretakers must proactively
- Assist to Enforce the terms of the lease; this may include;
- Unauthorised parking
- Illegal use of the apartment
- Noise
- Items left in communal areas
- For sale/notice boards
- Seasonally adjust time clocks as necessary for stairwell lighting and entrance doors
- Manage carpark area to ensure regular collections of the refuge take place
- Liaise as appropriate with outside agencies, e.g insurers and local authority representatives
- Liaise with emergency services as necessary in relation to any incident affecting the property
Health and Safety
- To maintain full compliance with the company Health and Safety Policy.
- Follow company procedure and guidelines for Health and Safety in relation to compliance
- Ensure safe working environment and site safety at all times
- Report any breaches of H&S to Line Management
- Report all accidents and near misses to Line Management
