An exciting opportunity has arisen in Manchester for a Property Manager with our well-established clients, who are seeking an experienced Property Manager to join their thriving team. My clients are a dedicated residential Letting and Property Managementfirm that provides a nationwide service to an ever-increasing portfolio of contented landlords.

Do you want to be part of a fast-paced, forward-thinking, nationwide lettings agency? My clients are seeking an experienced Property Manager to join their team in Manchester in preparation for the launch of their brand-new development.

**Working hours**:

- Monday - Friday 9:30 am - 5:30 pm

**The successful Property Manager will be offered**:

- £20,000 Basic
- OTE £25,000

**To be considered for the Property Manager role you must have**:

- Excellent communication skills are essential, and you must be computer literate.
- Most important to the role is a strong, confident personality with a 'can do’ attitude and a naturally organised approach.
- Confidence in using CRMs and property management software would be advantageous and high attention to detail is an absolute must.
- A full clean driving license is required to perform this role

**As a Property Manager, your role will involve**:

- Process reported maintenance repairs, and monitor reports
- The role will be to ensure that each newly vacant property is suitable for a new tenancy and to subsequently implement the successful management of those tenancies
- Conducting periodic inspections, completing inventories, organising contractors to support a swift resolution to maintenance issues and ensuring a seamless move-out process
- Seek Landlord approval and coordinate maintenance repairs
- Chasing invoices and managing landlord debts
- Need to be confident in ensuring all of the necessary legal documentation is carried out, including arranging gas safety certificates and EPCs etc. in addition to processing all tenancy renewals and deposit negotiations
- Liaising with local authorities for building repairs
- Arranging checkouts and renewals with tenants
- Serving notices
- Dealing with the company's developments
