**Letting Negotiator / Pre-Tenancy**

**West Lothian - Salary Guide: £20,000 to £22,000**

Our client a highly respected Property Agent with a reputation for quality and integrity. Due to continued growth, the company is looking to recruit an ambitious Letting Negotiator.

You must have a Full, Clean UK driver’s licence and use of your own car.(mileage allowance will be given)

Ideally, our client is looking for someone who comes with experience within Residential Letting; however, they will consider applicants who have fantastic ‘customer service’ skills and a ‘can do’, positive work ethic.

A natural ‘people person’ is a must - great communication skills.

You will ensure that properties are marketed effectively, build relations with tenants and landlords and portray a positive professional image of the company in your activities. Applicants should be proficient multitaskers, organized and have strong people skills.

This role is primarily in the Lettings area of the business but some Sale support will be requested on occasions.

**Key responsibilities**
- Schedule & carry out property viewings
- Reference & Credit check process for all applicants and ensure property is ready for entry.
- Generate new leads through marketing and networking
- Negotiate and co-ordinate offers
- Provide support to the Sales Manager as required
- Provide landlords and vendors with regular feedback
- Respond to and monitor daily property enquiries
- Maintain database of prospective purchasers & tenants
- Co-ordinate to let/for sale boards
- Provide a first class service to all clients when handling enquiries (face-to-face, telephone & written correspondence)

**ADMINISTRATION**:

- Diary management of valuations and viewings
- Prepare professional property ads for web and window display
- Process tenant and landlord paperwork such as prospective client assessments, statutory ID checks, etc. required to ensure continued accreditation of the business
- Support new clients with guidance landlord registration and paperwork needed to enable company to manage the property

**What we are looking for.**
- Ideally two years Residential Letting experience / Property experience
- Excellent Customer Service

Strong Admin and organisational skills
- Full UK driving licence and use of own car
- Experienced at developing strong customer relationships
- Occasional evening or weekend viewings
- Local area knowledge
- Good all round IT skills
- Clear and concise communication skills
- Able to work with min supervision and use own initiative
