**Job Description**:

- ROLE
- We are seeking an experienced Voids Surveyor to join our team at the Council. This role is integral to ensuring the seamless delivery of building and maintenance projects within the Council's repairs team.
- Key Responsibilities:

- Service Delivery:
- Oversee and ensure timely and budgeted delivery of various repair and maintenance projects, including disrepair work, refurbishment, void works, complex repair works, day-to-day repairs, damp and mould works.
- Conduct pre/mid/post inspections and ensure compliance with the Human Habitation Act 2018 and other relevant legislation.
- Investigate and address structural problems, arrange testing, compile reports, and recommend costs for necessary works or property disposals.
- Provide building expertise, experience, and professional advice to ensure a high standard of technical service.

Contractor Relationships:
- Lead project management for works involving multiple trades, ensuring strong project management skills within the team.
- Manage the local delivery of repairs term contract, ensuring compliance with contractual requirements.
- Develop and manage systems for quality control of repairs, issuing service notices, financial valuations, and overseeing the cancellation process.

Health and Safety:
- Ensure compliance with health and safety requirements and provide expert knowledge on health and safety laws in the construction industry.
- Lead by example in embedding the council's values and behaviours, contributing to a sustainable and effective organization.

People Management:
- Lead and develop a team of technical staff, fostering a professional and high-performance culture.
- Provide strategic leadership within the Housing portfolio, actively contributing to the collective leadership of the council.
- Drive service transformation, oversee planned strategic projects, and establish partnerships for coordinated service management.

Complaints and Customer Engagement:
- Take ownership of complaints and customer engagement, responding to stage 1 and 2 complaints within agreed SLA timeframes.
- Ensure effective resolution of defects, and manage compensation claims under the Council's insurance policy.

ABOUT YOU
- **Requirements**:
- Proven experience in managing building and maintenance projects, including disrepair, refurbishment, and void works.
- Strong knowledge of health and safety regulations in the construction industry.
- Excellent leadership and people management skills, with the ability to drive service transformation.
- Knowledge of legislative requirements, including the Human Habitation Act 2018.
- Effective communication and interpersonal skills, with the ability to liaise with residents, contractors, and internal teams.
