**A day in this role**:
In the Office:

- Answering online and telephone enquiries.
- Meeting and greeting customers in the office.
- Keeping website entries and window adverts up to date.
- Preparing tenancy documentation.
- Completing referencing of tenants and guarantors.
- Produce required document packs to assist Lettings Manager with rental appraisals.
- Using various online systems and portals to complete tenancy documentation, book appointments, engage with referencing suppliers, view maintenance jobs and complete inspections.

Outside of the office:

- Conducting property viewings.
- Carrying out inventories and inspections.
- Taking marketing photographs, videos and floorplans.
- Conducting meter readings.
- Can communicate with all clients - Tenants, Landlords and Contractors in a manner appropriate and able to adapt communication style as needed.
- Is able to manage online portals and window displays, making sure that all available properties are advertised correctly.
- Will complete all tenancy referencing prior to start date minimising any avoidable delays.
- Makes sure that tenancy documentation is prepared and sent in a timely manner with no errors.
- Assists the Property Managers in arranging maintenance works at properties we manage.
- Notes and provides feedback to Lettings Manager / Landlord / Maintenance Team on property condition, any required work and comments from viewers.
- Attends all assigned viewings on time and conducts appointments in a professional manner answering any questions from viewers. Suggests alternative properties to prospective tenants to ensure customers get the most from the service we offer in a competitive market.
- Enjoys producing marketing material - photos, videos and floorplans to a high standard.
- Able to ensure that meter readings are completed in line with tenant’s expected frequency.

You will bring to the role a wide range of skills as the average day is very varied and involves office duties as well as being out of the office.

As a business that is growing and moving in a fast-paced industry, the ability to bring new ideas and better ways of working to the team is welcome.

A willingness to keep abreast of all relevant aspects of tenancy law is essential in order to confidently engage with landlords, tenants and contractors. On-going training is provided, and you must be prepared to occasionally attend training courses either face-to-face or online.

You be extremely well organised, able to manage your own workload in a fast-paced environment, be process driven with a great eye for detail, and able to pick up a wide range of ad-hoc roles as and when required, having a flexible attitude and always bringing your best to your role.

You will need to be a confident driver having held a full UK license for 3 years. A company pool car is provided for company duties out of the office, so your own vehicle is not necessary.

**Reward & Recognition**:
Full time permanent role of 35.5 hours per week including Saturday. One day off on the week.

**Salary**: From £19,440.00 per year

The salary is not target or commission driven.
