**JOB TITLE**:Property Administrator

**LOCATION**:Taunton, Somerset

**SALARY**:£20,000 - £22,000 PA DOE

**HOURS**:Monday - Friday, 9am - 5pm

**THE ROLE**:As part of the maintenance team you will be responsible for providing a rapid response to a range of maintenance requirements. This is an exciting opportunity for someone keen to work in the property management sector within adynamic and growing organisation.

**KEY DUTIES**:

- To deal with any property or maintenance issues that arise and update work-flow reports.
- Arranging of and attendance at meetings across the developments.
- Support Maintenance or Property Manager where needed and take minutes.
- Notification to residents concerning maintenance/management issues.
- Be able to deal with leaseholders, owners, tenants and contractors with patience, friendliness and efficiency.
- Ensure all contractors have current liability cover and carry out periodic performance reviews to ensure contractors are fit for purpose, competitive and that their work is of an acceptable high standard.
- Arrange relevant surveys, certificates and all other legal documentation to ensure that all managed properties comply with current legislation.
- Review risk assessments received and arrange rectification works in a timely manner; including Lift & Gate Inspections/Servicing, Health & Safety Reports, Fire Risk Assessments, Electrical Installation Condition Reports, Play Park Inspections & AsbestosSurveys.
- Support in the preparation of service charge budgets.
- Liaise with property transfer team concerning solicitors enquiry packs.
- Dealing with insurance claims and associated works.

**THE CANDIDATE**:

- Background in administration.
- Strong organisational, planning, problem-solving skills to provide excellent customer service.
- Good written and verbal communication skills.
- A good level of IT literacy and a keen eye for detail are required.
- Self-motivated and eager to progress skills and career.
- Professional and presentable.
