Your role is to undertake cleaning of communal areas and External areas of blocks on a weekly basis, ensure the alarms are tested and entries recorded to ensure compliance and management of Health and Safety to these existing and prospective properties to effectively record condition and possible remediation requirements in accordance with legislative, standards, minimum decent home requirements and property condition, performance, and repair. The role requires the visiting of properties to undertake a comprehensive clean and document recording to ensure this requirement has an effective recording of issues found or simply to ensure compliance has been achieved where applicable
As a member of the Inspection Team, you must provide an accurate assessment of all properties visited with detailed reporting and truthful completion of documents that support the services to the business to ensure that properties meet the required standards. You will be carrying out scheduled and ad hoc property visits in accordance with your duties as required. You may be dealing with Tenant viewings and inductions and supporting with all type of tenant activities. HMO management is a requirement as you will be liaising with tenants, residents, council employees, the maintenance team, management, and contractors.
**Purpose of the post**:
- To provide efficient, responsive, reactive, and planned quality maintenance services to all tenants, residents and leaseholders.
- To support the team and the department providing maintenance services in accordance with Theori Housing management services limited policies and procedures.
- Tenant bookings and ensuring they are moved in.
- Cash handling of Money for services that residents will pay for
- To complete all documents clearly including all fields and to ensure information recorded is accurate and reflects the works that have taken place.
- Deal with all voids and turnaround to a decent home standard
- To be skilled in providing maintenance works to help manage all allotted job request and information on forms in accordance with Theori Housing Management Services Limited policies and procedures.
- To support other departments and understand Ready to Let Forms, Inspection Forms and Job sheets thus allowing policies and procedures relating to the controls within the maintenance departments to enable you to always demonstrate regulatory requirements and good practice.
- To ensure communal areas are always clean and tidy
- To ensure the Team achieves Company and Business Plan objectives including targets, in relation to Housing Management.
**Main duties of the post**:
- To provide a high standard of service to all tenants, residents, Landlords, and local authorities.
- Ensure properties are repaired to a good standard and always maintained to decent home standards
- Ensure cleaning of communal areas, internal and external areas including gardens when required.
- Ensure quality of work including painting and general handyman skills are always maintained
- Ensure all tools provided are kept to a high standard and any faults are reported, your own tools are your own responsibility.
- Ensure you clean up after you and when in tenants’ home you take the upmost care in covering and cleaning.
- Prepare properties for Ready to Let, understand fully inspection forms, Job sheets and other related documents
- Work with other departments where possible to co-ordinate, develop and improve the delivery of services to tenants and leaseholders, Landlords, and local authorities.
- To always ensure close liaison with colleagues within another department.
- Ensure scheduled works conducted are completed in accordance with Theori Housing Management Services policies and procedures
- Monitor your own performance and activities to ensure the achievement of agreed individual targets and department objectives.
- Ensure all changed to policies & procedure are adopted and implemented to support the objectives of the company.
