You will be part of the NW&C Region which consist of three routes - North West, Central and West Coast South - and a regional team supporting Regional Major Programmes & Professional services.

**Brief Description**:
**What will you be doing?**
**Salary starting from £81,718 raising to £91,933 per annum.**
Across the region there are several transformational rail infrastructure Projects that are either being delivered by Network Rail’s Capital Delivery Teams or by colleagues in the wider Rail Industry. These significant schemes require the best Property support from the North-West & Central Property team, from initial idea to Project completion.
In the NW&C Region, the most significant current schemes are Phases 1 and 2A of the High-Speed Rail Network and the second phase of East-West Rail, both of which require large areas of land for construction and their operation, it is the NW & C Regional Property Team’s responsibility in collaboration with others to ensure that the land is available, in time and at the appropriate cost.
The Region and Routes will in partnership with Central and Local Government seek to deliver other future rail enhancement schemes including the Midland Rail Hub, Northern Powerhouse Rail and future phases of the High-Speed Rail Network. There are also very likely to be other schemes that will require Transport & Works Act Order or Development Consent Order Applications including Restoring Your Railways, Level Crossing Closures or new Freight chords and improvements, all of which would be supported by the team.
This role will lead a small motivated team of Property and Consents professionals in providing the support and service to all Major Projects within the North-West & Central Region, whether that support is internal or through the agreed procurement of external consultants or agents.

**Key Accountabilities**
- Take ownership for a particular client group _(the Projects)_ and actively manage the relationship in order to be responsive to the partner’s needs. Full responsibility for the relationship and strategy for the area. Provide Directors / NR managers with advice and direction on Property related issues.
- Work collaboratively with the business leads to define the strategy and activity for the particular programme / project and take leadership responsibility for complex case resolution.
- Develop and maintain close and effective working relationships with all internal colleagues to enable efficient and effective delivery of the client’s needs. Working collaboratively within the team to provide matrix management and coaching to more junior members of the team.
- Deliver an efficient and effective service and provide professional direction, representation, and support at senior level to internal clients and external stakeholders, outperforming service targets
- Provide technical leadership on the range of Property issues partnering with the business. Utilise their technical experience to advise on the best decisions for the business are made. Provide supporting leadership to the wider team.
- Identify and implement changes required to support delivery of the Regional Property function’s overall strategy and services. Involved in creating and shaping the strategy for the appropriate area of focus. Providing strategic input and guidance to the business on the optimum use of land and property assets.
- Support the development and implementation of a safety leadership and cultural change programme to support delivery of a safe working environment and a safe rail system.
- Lead the creation and delivery of a sustainability plan, making demonstrable improvements in sustainability within the team and the portfolios managed and also the services provided in order to make sustainability a key element of all activities being delivered.
- Increase Property’s contribution to the cost of the company’s rail operations specifically through delivery of the Client Remit and also through wider support to the rest of Property.
