Property Maintenance Coordinator

**Property Maintenance Coordinator (Lettings Department)**
**South West London**
**Monday - Friday (every 3rd Saturday 9 am-1 pm, time back in lieu)**
**Up to £26,000 (OTE £45k)**
We are working with a very well-established award-winning estate agency that as a wider business cover further areas of Property Management (e.g. Commercial & Block). My client is looking for an individual with an administrative/office-based skillset. Propertyexperience is preferred but not essential. They are seeking a Property Maintenance Coordinator to assist their lettings team, reporting to the Head of Lettings at their South West London-based office.
**Responsibilities**
- Day-to-day property maintenance issues
- Ensuring landlords, tenants, contractors, and colleagues are fully aware of actions you have taken, programmes of work, and progress
- Recording all accurate file notes on the property management system
- Invoice management and processing
- Obtaining competitive quotes on behalf of the landlord
- Manage the process relating to insurance claims
- Arranging gas safety certificates
- Arranging Property Inspections
- Deposit returns, negotiating between Landlord and Tenant to resolve any damages and liaising with tenancy deposit scheme where necessary
- Comply with lettings administrative procedures and all relevant legislation
- Provide exceptional client service
**Requirements**:
- Previous experience in property maintenance or something similar, ideally use of 'FixFlow'
- Dealing with End of Tenancy process and deposit returns
- Excellent team worker
- Excellent IT skills
- Have the ability to multitask and work under pressure
- Attention to detail
- Well-presented and professional at all times
- Excellent telephone manner and communication skills
- Excellent organisational and time management skills
- A good sense of humour
- Driving licence and own vehicle
