**Position: Sustainability and Tenant Liaison**

**Location: Office based in Fallowfield/Levenshulme border, South Manchester, occasional travel to Liverpool**

**Job Type: Full time, Monday to Friday, permanent**

**Salary: £22,000 to £25,000 depending on experience**

MCR Move are a private student lettings and estate agent started in 2015 with branches in south Manchester and more recently Liverpool. Unlike other agencies which just pay lip service to looking after tenants, we actually care about our tenants' experience, the impact we have on the environment, and enjoying our jobs. As we continue to grow year on year, we’re looking for new ways we can make sure that our tenants’ experience is as positive as possible and further our sustainability ambitions.

We have in-house Utilities & Sustainability departments that looks after the household bills for our tenants and helps them learn how to use their properties and minimise energy waste. As our portfolio is approaching consumption of 4,000,000kWH of energy per year, we feel there is not just a scope but a duty to reduce the emissions from our mostly Victorian, hard-to-treat property portfolio.

Our staff is mostly made up of people who have worked together for many years at other companies before MCR Move started up. We all shared the belief there was a better way of doing things and have welcomed the opportunity to put this into practice and see our vision succeed. We don’t work weekends, we don’t have majority commission-based salaries for our sales team and we don’t make you wear suits and/or high heels (unless you want to).
- **The opportunity**_

MCR Move Utilities arranges energy, water, TV Licence and broadband contracts for individual houses in our portfolio. Our tenants have a cap on the amount of energy they can use, based on typical usage for their size and type of property. We feel it’s necessary to give our tenants as much assistance as possible to help them stay within these caps and investigate cases where the tenants are struggling. We also have properties where tenants are doing their own bills and can struggle with the costs who need assistance from time to time. Beyond this type of support, we also want to engage our tenants to help them understand the sustainability implications of energy use and make an active choice to keep their usage down.

We feel it’s become necessary to have a single point of contact for our tenants to help them with this so that there is a consistent voice and so that we can build mutual trust. We feel engagement with any sustainability initiative is only going to come if tenants view us as behaving with integrity. We are aware that this can be difficult given the reputation of the lettings industry, which is why we are looking for someone trustworthy and reliable for this role. We feel it’s more important for us to bring in someone who has the right soft skills and bedside manner to build this relationship with tenants than someone who potentially has all the knowledge we are looking for (though that would be an added benefit).

Beyond those skills, the job involves an understanding of how behaviour change affects energy efficiency, as well as an understanding of the actual building elements which also affect this. As this is quite a unique role, we’re not expecting all applicants to have all this knowledge already; we’re happy to train somebody and invest in their CPD whether they’re just starting their career or whether they already have a wealth of experience.
- **What will you be doing as a Sustainability and Tenant Liaison Officer?**_
- Working with the Head of Utilities and Sustainability to develop and implement our sustainability policies and procedures.
- Communicating with our tenants to help them understand how to use and operate their properties once they have moved in.
- Ongoing communication with our tenants to help them reduce energy waste.
- Delivering campaigns and other activities to maintain tenant engagement throughout the year.
- Monitoring and analysing energy usage throughout the year so we can offer extra assistance or intervene if tenants are at risk of exceeding any agreed usage caps.
- Visiting and assessing properties to identify inefficiencies both in tenant behaviour as well as the building itself.
- Communicating with landlords about recommendations to improve energy efficiency and maintain the health of their properties.
- Reporting progress to the directors and communicating findings to tenants and landlords.
