Due to expansion, an opportunity has arisen to join a team of property professionals as a part - time property inspector/co-ordinator.
If you have a background in residential property or have a strong interest in residential property, then this could be the role for you.
Your duties will be:
- Assist with the management of the property portfolio in order to maximize office income including the retention of properties and clients.
- Assist with the management of all property maintenance issues to support the Property Manager.
- Liaise with landlords and negotiate with contractors for any maintenance/repair works to be carried out on properties.
- To assist the Property Manager in arranging inventories, gas safety certificates, EPC’s and all other legal documentation to ensure that all managed properties comply with current legislation.
- Arrange and carry out inventories and liase with front office staff to ensure a smooth check in & check out process.
- Arrange and carry out property inspections, including reporting any findings to the landlord and arranging remedial/maintenance works and/or follow up visits if required.
- Notify utility companies of new tenancy details or change of occupants, including all meter readings.
- Liaise with tenants and landlords ensuring any maintenance issues/updates are communicated promptly at all times.
- Liaise with contractors and tradesmen, ensuring all relevant contractor agreements, insurances and qualifications are up to date on file.
- Ensure that you are fully aware of and comply with all regulations for General Data Protection & Anti Money Laundering.
- Bring complaints to the attention of your Line Manager immediately.
- Attend all meetings and training courses as required by your Line Manager.
- General administration, including typing, filing, post and ordering stationary.
- Inform your Line Manager of ideas which may improve performance and efficiency.
- From time to time perform duties outside of this job description reasonably requested of you.
**Essentially you will have**:
- Experience in providing great customer service and have a positive 'can do' attitude.
- Using business software including Microsoft office.
- Strong communication skills
- Excellent customer service skills
- The ability to work independently and as a small team
- Exceptional administration and organisational skills
- A clean drivers licence and access to your own vehicle.
**Job Type**: Part-time
Part-time hours: 20 per week
**Salary**: £10.00-£11.00 per hour
Schedule:
- Monday to Friday
Supplemental pay types:
- Bonus scheme
- Commission pay
- Performance bonus
Ability to commute/relocate:
- Bathgate, EH48 4PB: reliably commute or plan to relocate before starting work (required)
