**The Role - Caretaker / Building Operative**

Pinnacle Group are looking for a skilled, experienced and enthusiastic Caretaker or Building Operative to assist with the day to day running, maintenance and resident liaison on a new build, high-end housing estate based in the Battersea area. The suitable applicant would be ensuring the site is clean at all time, responding to resident queries and dealing with potential maintenance issues/concerns whether that would be fixing them yourself or reporting to the Estate Manager.

This is a full time position and the hours will be 8am to 4pm, Monday to Friday.

**Duties/Key Responsibilities**
- Dealing with general resident queries.
- Assisting residents and contracts with the following - key fobs, door codes, parking arrangements etc.
- Reactive cleaning of the communal bin stores and potential graffiti removal.
- Light maintenance duties - tightening door hinges, handles, painting etc.
- Monthly fire alarm testing.
- Ensure all contractor permits are in order and must check that works are being followed in line with issued and specific method statements.
- Ensure site safety and report any found or reported issues without delay.
- Complete the site safety audits (Touch Right System) and ToolBox Training requests for compliance.
- Manage the site office administration and ensure safety reports, O&M’s, key management, fob issue and management and site welfare facilities are in order.
- Report all repairs to the Property Manager, if unable to fix it themselves_._
- Changing lightbulbs

**Skills Required**:

- Commitment to Customer Service with good communication skills.
- Fully compter literate
- Administration experience
- Experience of cleaning services and cleaning equipment.
- Cleaning experience
- Basic repairs experience
