Our client is an award-winning mixed-use property developer in the UK and Ireland. They are looking for a Head of Maintenance who will provide and maintain a best in class building and maintenance management service for their residential developments.
Responsibilities include:

- Managing the in-house and outsourced operational maintenance team and functions, ensuring the highest quality of service at all times
- Providing maintenance related feedback to other teams and acting as the internal expert on building maintenance operations
- Contributing to the commissioning and full handover of new buildings and ensuring buildings are maintained safely with operational efficiency and customer experience at the forefront of the mind
- Driving continual service level improvements through benchmarked robust, monitored and measured KPI's, ensuring relevant contract services are regularly market tested
- Working with the Head of Operations to produce life cycle costings and budgets for both apartment and communal areas for the future
- Ensuring works are delivered on-time and within budget
- Leading, coaching and motivating a team, ensuring a deep understanding of the importance of positive customer experience and the department customer centric culture
- Ensuring resident maintenance requests are prioritised, actioned and closed out to the customers satisfaction within the time frames set out within set SLA's
- Work closely with the Defects Resolution Team to ensure due process is followed
- Supporting the Head of Operations with costing, planning and management of annual CAPEX projects
- Developing a business defined maintenance model based on usage, run hours and criticality
- Managing the departmental budget, controlling expenditure and ensuring best procurement practices are adopted with suppliers
- Continually exploring opportunities to drive sustainability within the business, particularly regarding the efficient recycling of materials and working with sustainable partners
- Ensuring all works have the appropriate H&S Risk Assessments and comply with CDM Regulations and any other statutory requirements
- Producing departmental operational reports at a frequency in line with company needs
- HNC, HND, degree (or equivalent) qualification in facilities management or a related engineering qualification (e.g. building services engineering, built environment engineering, electrical engineering, energy engineering or mechanical engineering), or tradebackground is essential
- Professional membership of organisations such as BIFM, CIBSE, ImechE or equivalent, as well as certifications including NEBOSH, energy management, waste and cleaning or a general management are desirable
- Proven experience in a management role managing aspects of engineering, facilities or building services
- Exceptional leadership skills with experience of managing teams and a maintenance operation
- Proven experience of understanding building services and public realm maintenance requirements
- Experience of procurement, in particular the process of tendering facilities services, performance indicator evaluation and motivation
- Good knowledge and understanding of managing contractors and facilities management contracts
- Enthusiastic, motivated and a self-starter
- Proven track record of creating significant added value through transformational maintenance management
- Experience managing large and complex projects
- Appreciation and understanding of customer needs, resulting in high levels of customer satisfaction
- Strong IT/ Systems experience with ability to recommend change in the interest of commercial efficiencies
- Ability to interpret data to enable effective decision making
