**My client is searching for a Conveyancing Assistant to join their Widnes, Lancashire offices.**

**Role**
- To work with the Senior Conveyancing Executive, Legal Assistant and Admin Support within the Residential Conveyancing Department to process matters from start to finish with appropriate supervision
- To be a responsible representative of the legal practice and to contribute to the service provided to clients, promote the growth and development of the Conveyancing Department and the success of the firm

**Main Responsibilities**
- To deal with all aspects of residential conveyancing matters from start to finish including post completion matters including on sale, purchase, re-mortgage and transfer of equity.
- To carry out AML & Risk Assessments on all matters including using the electronic search facility and to raise concerns for further investigation.
- To maintain a diary/task system of key dates and matters to chase as appropriate.
- To maintain client files and legal records including data inputting of information and scanning documents for uploading onto the case management system.
- Deal with telephone calls and enquiries from Clients, Estate Agents, Solicitors and mortgage providers and to forward messages to the correct person when appropriate, ensuring clear telephone notes are made on the case management system in a timely fashionand a copy placed on the correct tag on the client’s file.
- Maintain high standard of client care at all time and to maintain good relations with clients, third parties, brokers and estate agents. Keeping clients, estate agents and referrers as appropriate updated on a regular basis.
- To be familiar with, and to adhere to the HMRC’s requirements for the preparation and submission of the Stamp Duty Land Tax returns and payment of duty as appropriate, and to ensure that appropriate diary entries are made to ensure deadlines are not missed.
- Any other duties as allocated which are ancillary or conducive with the role and responsibilities outlined above.
- Assisting with the financial accounting responsibilities of the firm in accordance with the SRA Accounts rules including producing legal accounting control slips for all client and office account money received and payments out together with any related bills.Ensuring they remain compliant at all times and bringing any discrepancies or breaches to the attention of the COLP/COFA.
- Ensuring confidentiality of the entire firm’s and its client’s documentation and information to comply with the Solicitors Regulation Authority’s Code of Conduct.
- To comply with the current Data Protection and GDPR legislation.
- To comply with the requirements and obligations imposed by the Law Society Quality Conveyancing scheme including my clients duty to lenders.
- To comply with the firm’s Policies and Procedures including the Anti Money Laundering policies and to notify any issues or concerns immediately they arise to the MLRO.
