We are looking to recruit an Patch Caretaker. Working alongside the Regional Lead Caretaker, to be responsible for delivering a high quality and responsive caretaking service within a designated patch.

To ensure that the properties are maintained to a good standard. Carry out regular general inspections, ensure communal areas are clean and tidy, assessing need for repair and redecoration, and make arrangements for routine maintenance, liaising with the Maintenance Technician and external contractors as required.

Reporting breakages/damage/wear and tear promptly making arrangements for renewals and replacement of equipment as necessary.

**Key Responsibilities**
- Ensuring estates are kept clean within the designated region.
- Providing additional end of tenancy deep cleans.
- Preparing rooms/flats for occupancy aiming to always minimise void levels through cleaning and preparing empty rooms promptly when empty in preparation for a new resident
- Arranging window cleaning at property portfolio managed
- Monitoring cleaning materials and reordering as and when required.
- Regular descales and temperature testing & recording for legionella management.
- Arranging Pest Control at the property portfolio managed
- Arranging waste collection at the property portfolio managed
- To undertake minor repairs and works such as, but not exclusively:
- Making good minor cracks to plaster
- Lubricating locks and hinges
- Cleaning shower heads, replacing plugs and chains on sinks, baths, and basins
- Fixing loose / replacing broken WC seats
- Unblocking sinks, baths, and wash / hand basin wastes
- Keeping garden soil and refuse clear of damp courses and air bricks
- Replacing bathroom cabinets, towel rails (not heated), toilet roll holders and mirrors
- Replacing light bulbs, tubes, diffusers, shades etc
- Changing domestic fuses
- Replacement and maintenance of white goods and miscellaneous furniture required in the properties
- Bleeding central heating radiators, adjustment to time and temperature controls
- Fitting curtain rails, tidy dryers, washing lines, and rotary dryers, shelving, coat, and hat rails
- Provision / replacement of dustbins
- Replacing bell batteries and bulbs
- Gardening duties where applicable at the property portfolio managed
- Inspecting the building, including heating, cooling, lighting, and alarm systems to make sure they are in good working order
- Maintaining an inventory of household items, equipment, and furniture
- Responsible for ordering replacement furniture & white goods.
- Cleaning and disinfecting equipment.
- Provide support to ensure that all statutory property compliance records are accurately maintained and available for inspection upon request from the appropriate authorities.
- Shared responsibility for ensuring ongoing assessment and compliance with all SIG Operational policies (including but not limited to Risk Assessment and Risk
- Management, Safeguarding Policies) are fully understood and being complied with within your patch.
- Provide support in providing on time reporting and submission of information to Head Office functions including (but not restricted to) commissioner reports, AINMS reports and ensure that the learning is disseminated across the area
- Provide support in developing, implementing and maintaining service plans such as Business Continuity Plans and Annual Service Plans
- Support and encourage Service User involvement and Engagement locally and at the wider organisational level initiatives.
