Westminster, United Kingdom City of Westminster Council Full time

**About Us**:
**THE EXTRAORDINARY STORY OF SERENA’S VISION**

Growth, Planning and Housing in Westminster City Council is a world of extraordinary stories. Where innovative and open-minded people bring everything to the cause. Even expertise from surprising places.

Take Serena. She is an absolute force of nature at the heart of our Church Street regeneration. And she puts the residents first in everything. Serena’s vision is clear. Regeneration isn’t just about bricks and concrete. It’s about communities. It’s about the environment. It’s about the lives of people and how they feel about where they call home. Serena is their advocate, making sure residents’ voices aren’t just heard, but drive the changes we’re making. The future is safe in her hands.

Please view the extraordinary story of Serena’s Vision **here**.

**The Role**:
As a Leasehold Adviser you can make your own powerful contribution as you work across our five Leasehold teams. These are the Collection team, the Leasehold Services team, the Accounts, Sales & Acquisitions team, the Capital Service Charge team and the Revenue Service Charge team, and this challenging and stimulating role provides the flexibility to cover a variety of areas during peak times, and offers a wide variety of tasks and fantastic development opportunities.

All the teams cover a number of areas, and your work will include calculating estimated and actual service charges for lessees, ensuring these are reconciled to WCC’s systems, and producing the documentation necessary for the issuing of major works bills. You’ll also collect service charge and major works monies, meet specific income targets through the resolution of any disputes that arise, and manage queries from residents and staff on leasehold related matters.

But your work won’t stop here - you’ll manage accounts-related enquiries from lessees and sales applicants, and identify and reconcile project costs incurred for individual major works schemes using the Council’s financial system. We’ll expect you to manage accounts by transferring balances, refunding credits, keeping notes of every contact and scanning all communications to the property file, and receive, bank and account for all monies relating to fees, service and major works charges. It goes without saying that you’ll adhere to the highest standards of customer care at all times, and always act in a professional and courteous manner.

Please refer to the **Job Description** for more information.

**About You**:
To be a success in this role you’ll have experience of working within a team in both an accounting and service-based environment, and although it’s not essential, we’d like you to have some knowledge of current legislation and best practice relating to leasehold consultation, billing service charges, leasehold management and landlord and tenant legislation. With excellent standards of literacy and numeracy, and good written and verbal communications skills, you’ll be adept at building relationships with customers, and capable of carrying out accurate work at a fast pace.

With the ability to inspire enthusiasm and with a highly people-focused attitude to everything you do, you’ll have the skills to plan, organise and prioritise your tasks, and a commitment to producing work of the highest quality. With good practical knowledge of IT and the Microsoft Office suite of software, you’ll also be dedicated to the principles of equality and diversity, and ready to help us as we work to create an inclusive city that celebrates our vibrant communities, and where residents, workers and visitors feel welcome and safe.

**What We Offer**:
Westminster is an amazing place. There are 250,000 diverse residents, over 50,000 vibrant and vital businesses and three-quarters-of-a-million people working here every day. We’re an organisation that wants the very best for our residents: a supportive and safe environment, the chance to grow and learn throughout their lives, to build fantastic careers in world-leading industries, to have access to high-quality, affordable housing and to retire into the community with dignity and pride.

We want Westminster to be a place where you can make the most of your talents and thrive as an individual. That’s why we’re proud to have won Best Health & Wellbeing Initiative in the 2020/21 Business Culture Awards. By being the best you can be, you’ll help us adapt to the changing needs of our organisation and communities.

At Westminster City Council, we are passionate about our aim to be an inclusive workplace for all that reflects the communities we serve, and we believe everyone is valued. We particularly welcome applicants from underrepresented backgrounds, including B.A.ME, Black, Asian and Multiple Ethnic backgrounds, LGBTQ+ and those with hidden or visible disabilities.
