**Senior Resident Services Manager (BTR)**

**Based East London**

**Monday to Friday**

My client, the UK's leading Build To Rent operator, is seeking an energetic and dedicated individual to join their team in East London, managing three BTR developments. The company have won many awards and have gone from strength to strength with a realfocus on the Private Rented Sector. They are proud of what they do, how well they do it, and of the people that work for them.

**Role and Responsibilities**
- Customer Service_
- Manage service delivery ensuring all residents receive a 5* service
- Communicate courteously with customers and suppliers
- Identify ways to measure resident satisfaction and improve services; review resident feedback to build strategic customer service plans
- Ensure a warm, welcoming environment for residents and visitors
- Effectively manage customer complaints or any major incidents
- Plan and host regular resident events
- Resolve complaints, problems, and requests from customers, investigating ongoing issues where necessary
- Analyse data to determine the level of customer service the Resident Services Team are delivering
- Develop and implement feedback or complaints procedures for customers to use
- Promote positive resident behaviour and manage resident issues with diplomacy
- Leadership and Management_
- Lead on the defects period, collaborating with the development and construction teams
- Support regional manager with reporting and recruitment
- To be on call and available for emergencies out of hours
- Provide leadership, mentoring, training and guidance to support the on-site team
- Complete and review personal development plans, supporting succession planning objectives.
- Involvement in staff recruitment and appraisals
- Deliver operating model and standards
- Keep ahead of developments in customer service by reading relevant journals, going to meetings and attending courses
- Property Management and Health & Safety_
- Oversee contractors and inspect completed jobs on site
- Ensure all communal spaces are maintained and presented to an exemplary standard
- Monitor building maintenance computer and security systems
- Respond to all repairs and maintenance requests in a timely manner
- Advocate for Health & Safety compliance
- Assist with emergency response and evacuations
- Undertake regular property and building inspections
- Manage PPM on site and work closely with the block management team
- Lettings_
- Manage viewings and the move-in / out process and liaise with lettings team for re-lets
- Review void properties in the cluster, implementing effective void management and minimising void days
- Budgeting and Finance_
- Asset management reporting, interpreting data and following actions
- Delivery of operational and performance-based KPI targets
- Assist reneral manager with setting and monitoring of budgets and costs
- Invoice management and understanding workflow and authorisation limits

**Requirements**:

- Previous management and leadership experience in a complex residential property management role is essential
- Good technical knowledge and previous experience of residential property repair and construction is essential
- Intermediate level ability in Microsoft office packages, including MS Excel, Word and Outlook
- Knowledge of Landlord and Tenants Act and Housing / Rents Acts Legislation
- Demonstrable understanding of H&S requirements on-site
- Possess the ability to compile accurate reports, competent in presenting data and performance against KPIs; take swift actions to remedy any shortfalls
- Passionate about customer service delivery, works with a can-do attitude
- Ability to work to and achieve tight deadlines, multi-task, and remain organised at all times
- Professional, courteous and helpful manner towards residents and colleagues and customers at all times
- Be a positive advocate for change, highlighting and implementing business improvement initiatives
- Positive attitude and ability to work with little supervision
- Smart attire and take pride in appearance
- Customer, student and hospitality management experience desirable
- Experience of managing multiple property schemes desirable
