Caretaker

Caretakers role within a private residential building. Hours of work 8am to 12noon Monday to Friday.

Maintaining a high standard of cleanliness, decoration, security and services for the common areas and grounds.

Carrying out the tasks as listed in the Maintenance Schedule.

Monitoring and supervising the activities of tradesmen, delivery men, removal men and others who are on the premises.

Undertaking frequent security inspections, deterring opportunist trespassers and reporting any potential security risks.

Regularly inspecting the operation of internal & external light fittings, changing bulbs or fluorescent lamps as required or reporting faults.

Managing parking and maintaining access to all garages and parking areas.

Monitoring the electricity, water, gas, sewage and lift services & functions, - reporting any failures & providing monthly electricity & water meter readings as well as posting notices to keep residents informed of any service loss and potential restorationtime.

Monitoring all other facilities and services and reporting any problems.

Keeping a diary detailing non-routine repairs & maintenance work, visits & work carried out by lift engineers and other service authorities, emergencies, service failures, security breaches and any other information.

Immediately verbally reporting all serious incidents concerning fire, significant breakdown in services or security or any other emergency.

Maintaining a smart and sober appearance and, within his terms of reference, be as helpful as possible to all residents and visitors.
