**Estates Surveyor**

Novax Recruitment are currently looking for a Building/Estates Surveyor to join an Estates Team in Bromley, which compromises qualified and training surveyors who are responsible for all Landlord & Tenant, Estate Management and strategic matters relatingto the Council's estate.

37 hours per week. 09:00 - 17:30.

6 month contract.

**Roles and Requirements**:
The London Borough of Bromley owns a large estate comprising circa 4,000 assets, with circa 750 of those being operational or income producing.

This post is for a temporary position for a qualified Chartered Surveyor to join the team to lead on a wide variety of estate matters, concentrating primarily on Landlord & Tenant matters such as lease renewals, rent reviews, new lettings etc. across a widerange of asset classes from operational assets such as leisure centres, dementia care day centres, to high end investment properties in the retail, office and industrial sectors.

The team work on a hybrid model - with office attendance at the Civic Centre in Bromley required twice a week - and with site inspections and visits to be undertaken as and when required. The remainder of the time the team are welcome to work from home.The use of a car for site visits will be required as a number of the Council's assets are not easily accessible by public transport.

**Main Duties**:

- Work as part of a multi-disciplinary professional team providing Valuation and Estates services for the Council's operational and tenanted non-operational property portfolio.
- Carry out rent reviews and lease renewals in a timely manner to comply with statutory obligations and best practice.
- Pro-actively market properties to reduce voids and maximise income to the Council.
- Undertake the day to day management of shopping parades and liaison with shop tenants and other lessees.
- Provide support and assistance to the Head of Estates & Assets Management in connection with the Council's asset management programme.
- Conduct regular inspections of buildings and land for which you are responsible and carry out risk inspections for health and safety purposes. Order any repair/maintenance work as necessary and ensure that work is carried out to acceptable standard withinrequired time scale.
- Deal with the disposal of surplus properties as required by the Head of Estates & Asset Management, including preparation of sales particulars and negotiation of an acceptable sales price, and instruct the Director of Corporate Services to complete transactions.
- Acquire land or buildings on behalf of the Council, either by agreement or compulsory acquisition, as required by the Head of Estates & Asset Management.
- Provide Managers with regular progress reports on projects, including financial and timeline updates.
- Carry out investigations, suggest solutions and prepare reports on estate management issues for line manager or client.
- Respond to queries from members of the public, officers and Members.
- Support and promote the development of the Division within the corporate aims of the Council.
- Provide to customers/clients a high level of service, noting any potential improvements that can be made.
- Maintain continuous professional development by attending training courses as necessary, both external and corporate and by identifying needs/progress through the Council's appraisal and development programme.
