Howells are working with one of the country's most successful Housing Developers to recruit a Design Manager in Essex. They are multi awarded winning business with a reputation for providing fantastic training, development and progression.
Reporting to the Technical Director, your purpose will be to manage the design process and report on all planning and architectural aspects of the business from land acquisition through to site completions.
**Responsibilities**:
- Provide a practical and cost effective design service to the company.
- Management of in-house and external designers to ensure that best practice is followed, costs are controlled, the department maximisesrevenue generation and contribution to the company's operating profit.
- Jointly responsible for producing technical design solutions within cost plan or approved appraisal budget.
- Take responsibility for site evaluation, planning, architectural/ or engineering design and the investigation of technical problems encountered and provision of economically viable solutions. In-house engineer's and Technical Managers feed into this process.
- Jointly ensure that Technical Department procedures are adhered to, and layouts, technical reports for land appraisal and required working drawings are provided within the agreed date schedule.
- Preparation of Layout Briefs and Appointment Documentation for consultant's
- Liaise with Land / Development / Estimating / Construction / Sales
- Departments throughout the development process, provide technically correct information as required.
- Take responsibility for liaison with regulatory bodies such as the NHBC and planning authorities in order to satisfy current standards and conditions.
- Negotiate and deliver planning consents to the agreed timetable
- Updates to NDSS housetype range and bespoke housetypes but largely standard house and apartment types.
- Preparation of Framework Plans, paper mixes for high level land bids and more detailed layouts.
- Knowledge and understanding of the major functions within the remit of Technical services and how they impact on site acquisition and development.
- Extensive experience of working within established development methodologies.
- Demonstrable effective experience of working for a major company in a similar role or at the level of either Planner, Architectural Technician or Architect.
