**Job summary**:
Forestry England is the nation’s largest land manager. We have around 1,000 staff and 20,000 volunteers looking after more land and more trees than any other organisation. We also work in partnership with others across government and the charitable and private sectors.

North England Forest District is the largest in England, covering some 86,000ha, made up of 61,000 ha of forest and 25,000ha of open land in Cumbria, Durham, Lancashire and Northumberland. The District is managed by 130 staff under the leadership of our Forest Management Director, Kevin May. We operate in some of England’s most remote areas, so the economic activity we generate has a big impact and we are important stakeholders in many regional initiatives.

The forest area is currently 90% conifer and 10% broadleaf. Annual timber production in the region of 550,000m3. The District has 45 SSSIs covering over 10,000ha and is a major contributor to nationally significant biodiversity projects which help red squirrels, water voles, ospreys, red kites, forest re-wilding, limestone woodland and blanket bog restoration. Our built and agricultural non-woodland estate is extensive and we have a programme of business development which will create opportunities for additional revenue.

Our visitor offer and experience is focussed on our five Forest Centres: Grizedale, Gisburn, Hamsterley, Kielder and Whinlatter. The public forest estate in North England District attracts over one million visits per annum.

Our District Head Office is in Bellingham (Near Hexham), Northumberland but we also have offices in Grizedale (near Ambleside, Cumbria), Peil Wyke & Whinlatter (near Keswick, Cumbria) and Hamsterley, County Durham. We would be flexible about where the post is based.

**Job description**:
**Key Work Areas**

You will:

- 1. Assist the Area Land Agent;
- 2. Support District projects as required with lease negotiation, support and advice to the Project team;
- 3. Manage landlord/tenant relationships to complete efficient and timely rent reviews, lease renewals and new lettings on sporting agreements, recreational sites, cottages and grazing agreements, and commercial agreements;
- 4. Investigate and protect the Forestry Commission’s interests in relation to access, encroachments, boundary disputes and claims;
- 5. Work with the Area Land Agent to improve the financial and environmental sustainability of the Estate;
- 6. Interpret leases from both a landlord and tenant’s perspective and offer sound professional advice to colleagues;
- 7. Work to support the wider team including Visitor Centre Managers in developing a range of ambitious projects across the District, including strategic aims for conservation and land management.**Person specification**:
**Experience**

**Essential**
- Chartered status with RICS and/or Fellowship of the Central Association of Agricultural Valuers. In exceptional circumstances applicants close to qualification will also be considered.
- Ability to analyse complex and unusual estate management issues and develop detailed solutions to ensure best value.
- Experience of negotiating contract terms, acting on behalf of either a landlord or tenant.
- Experience of leading rent reviews on residential, commercial or agricultural properties.
- Valuation experience across a variety of property types and for a range of purposes
- Competent user of MS Office - in particular Excel, Word and Outlook.
- Full UK Driving Licence

**Desirable**
- Previous experience and knowledge of land management issues associated with conservation and environmentally designated land.
- RICS registered valuer
- Knowledge of GIS systems
- Experience of managing budgets effectively

**Qualifications**:
