Foundation Trust (SWFT).

The post holder will undertake a range of tasks in support of the Facilities
Maintenance Manager within SWFT Clinical Services and act without supervision ensuring an effective and efficient service is provided at all times and that legislative, agreed standards, targets are maintained to promote a positive and professional image.

**Duties**

**Introduction**
- To undertake a wide range of work, which is complex and non
- routine, requiring an intermediate level of theoretical knowledge normally acquired through formal training and at least three years relative experience. Responsible for fault finding, installation and maintenance across the properties that SWFT Clinical Services Ltd provide Facilities Maintenance Services
- Provides technical advice to the other Estates maintenance staff and contractors to ensure compliance with safety standards and procedures
- Pressure systems

- CW Systems
- Ventilation systems
- Medical Gas systems
- An element of multi-skilling across the Estates trades will be required
- Safety, competence, and limitation of the individual’s expertise will be assessed and evaluated as part of the multi-skilling process.

**Principle duties and responsibilities**:

- To notify the Working Supervisor or Manager of any anomalies or deficiencies within the PPM system
- Ensure all repairs are carried out without undue delay and that the Working Supervisor or Manager is informed of expected delays in carrying out this work
- Provide lists of materials required for the execution of the work to the Working Supervisor
- To fully understand the inter-relationship between Estates and the end user
- Maintain communication with the end user providing progress reports, details of work and general update of work in progress and to advise of any undue delays in carrying out work
- Diagnose and repair faults on all types of plant, equipment, and building services within Properties
- Interpret and work from instructions, drawing and specifications without supervision using own initiative
- Manufacture, assemble, erect and install new work, using various tools, machinery and general workshop equipment
- Problem solving and fault finding on complex equipment, which requires making judgements involving a range of facts and a range of options
- Managerially responsible to the Team Leader
- Ensure that the Planned Preventative Maintenance (PPM) is carried out efficiently and promptly
- Plans and organises own work schedule in conjunction with the supervisor some of which will be ongoing and requiring liaison with other members of staff to enable organising times for access
- Develops a close working relationship with the SWFT Clinical Services Ltd Facilities Maintenance team the various maintenance contractors that will provide service to support the Estates operational team
- Demonstrates total commitment to versatility and flexibility
- To use all relevant equipment, tools and test instruments, manipulation of fine tools where accuracy is important
- To participate in gritting and snow clearance
- Possession of a current driving license and transport which will be required to enable working at other sites
- Incidental contact with patients whilst carrying out work on wards/depts
- Provides non-clinical advice to clients (end users) on the safe use of equipment
- Comply with all statutory and other relevant guidelines, in particular those related to the department policies and procedures and Health & Safety policy, encouraged to comment in the light of experience to improve safety and service delivery
- To use materials, substances with regard to Health and Safety and COSHH regulations
- To undertake all work activities as requested by the Team Leader/ Facilities Maintenance Manager
- Responsible for the installation, repair and maintenance of the physical assets
- Responsible for the safe use of tools and test equipment
- To act as the Competent Person (CP) for mechanical services such as but not limited to Water Systems, Medical Gas, Pressure Systems Authorised Person (AP) for Ventilation and/or Medical Gas. If undertaking the services of an AP the post holder cannot issue a permit if they are also the CP i.e. to themselves
- Responsible for the stock control within own department informing Team leader of stock requirements
