Property Manager - Job Description
Place of Work: Home based, Manchester Portfolio
Nature of business: Property Management

**Job Description**:

- To Manage a residential portfolio.
- Liaise with contractors to instigate soft services within each development
- Arrange contracts for maintenance equipment and oversee work
- Manage Caretakers/Concierges & Cleaning Operatives
- Implement and monitor Health & Safety at Work regulations
- Assist in the forming of Management Company Committees
- Arrange and chair Resident/Committee/Director and Annual General Meetings
- Meet with Committee members and attend AGM’s out of hours
- Create and manage detailed budgets for each development
- Oversee all financial aspects and authorise invoices for payment
- Provide customer services to residents
- Deal with Solicitors in the selling and buying of apartments
- Pursue debtors through solicitors and, if necessary the Courts
- Attend sites on regular basis to assess contracts in place and performance of contractors
- Ensure year end accounts & annual returns are registered with Companies House on all Sites
- Suggest improvements to current developments and implement on approval
- Provide full administrative and organisational service to the developments and residents
- Provide the most efficient Block Management service possible
- Meet with team members and Scanlans Management to discuss improvements and current working procedures within the Property Management Department

Essential Skills
- Must have at least 3yrs experience in the residential property management sector
- A proven track record in customer services
- Must have intermediate computer skills in Microsoft packages
- Must have negotiation skills
- A proven track record of budgeting and account management
- Previous experience of contract management is essential
- Knowledge of the residential property management sector
- An understanding of leasehold property legislation
- Previous dealings with Resident Management Company directors
- Attention to detail
- Fluent levels of English both Oral and Written

Desirable Skills
- Advanced knowledge of Microsoft computer packages
- Effective client handling skills
- An ability to liaise with a range of people

Qualifications & Education
- Educated to 'A’ Level standards or equivalent
- GCSE grades A-C in English
- Ideally Associate level IRPM essential (must be willing to work towards next level of accreditation)
- Relevant industry qualifications
- Customer service qualifications desirable
