**Decorator/Handyman**

Invicta Maintenance are a specialist reactive and planned maintenance contractor providing a professional and highly respected responsive maintenance service to private residential property management companies in central and southwest London.

The post will be based out of our head office in Barnes, London SW13, covering a geographical area within central and southwest London, reporting to the Maintenance Manager.

We are looking for skilled multi-trade operatives to join our team.
- Certificates such as CSCS, PASMA, IPAF etc would be an advantage but not essential as we would provide access to training courses as required.
- Be familiar with a CMMS Commusoft or equivalent Field Service Software
- Demonstrate basic construction site knowledge sufficient to work safely and efficiently on-site.
- The ability to communicate with colleagues and clients.
- Must be experienced and hardworking, with the ability to work to a high standard and on own initiative.
- Will need to be initiative-taking and able to work independently with mínimal supervision and have a flexible approach and a desire to take on new responsibilities.
- The role will vary day to day but will typically cover a broad spectrum of Multi-Trader Skills and General builder in various building trades.
- Should have a “Can Do” approach and portray a positive attitude with a good head for problem solving and building defects.
- Should have a good people focus, be able to work collaboratively and communicate effectively being prepared to take ownership of tasks set and strive to achieve the right results.

Key experience should include;
- Working with the Public and in occupied domestic/residential properties.
- Permit to works systems.
- Repair and maintenance tasks.
- Carpentry.
- Plumbing.
- Plastering and tiling.
- Basic electrics.
- Painting and decorating.
- Basic plumbing.
- Investigate possible problems and propose solutions.
- Determine tools and equipment needed for individual repair or maintenance jobs.

Role and responsibilities
- To carry out multi trade work to a high standard as directed by the Maintenance manager.
- To operate within a scheduled appointment system including liaison with customers, other team members to effectively undertake works.
- Carry out works to the requirements and obligations to the Health and Safety at work Act and all specific Health and Safety polices.
- Be aware of risk assessments and method statements relating to own area of work and to work in safe manner taking account other people’s health and wellbeing.
- Participate in learning and continual development by attending training courses as required.
- Complete all works in a safe working manner and ensure all works are carried out within the approved budget.
- Ensure uniform, safety boots and names badge to be worn at all times and all PPE as required to limit any risk to yourself and others. Responsible for the proper use and safe keeping of a range of equipment and PPE required for undertaking the duties of the role.
- Participate effectively in mobile working and accurately operate the recording systems, ensure Time Sheets are completed correctly and are returned in a timely manner and complete paperwork after each job promptly detailing materials used, works carried out and any other repairs required for completion whilst inside the property.
- To drive company vehicles in a careful professional manner and take care of your allocated vehicle by completing monthly inspections and monthly cleaning of vehicle, in accordance with all company procedures.
- Maintain and operate an agreed range of stock and equipment within the vehicle provided to ensure there is suitable stock available to achieve first fix targets.
- Ensure brand awareness, develop excellent relationships with tenants / leaseholders, and deliver high quality service to achieve high levels of customer satisfaction. Develop and maintain relationships with other stakeholders whilst providing the works service.
- Implement and follow local procedures as and when they are issued.
- Liaising with site management and key personnel on building related issues.

**Qualifications**:

- Must hold a valid UK driving licence.
- Must hold a valid CSCS card at the appropriate level - Blue card desirable.
- Must hold a recognised qualification or have a minimum of 2 years checkable experience and preferably served a recognised apprenticeship.
