**Work From Home Lettings & Property Manager**
**(Self-employed or Employed Contracts available)**
**Services Required**
**Lettings**
- Proactive approach to finding tenants for available HMO rooms / properties through online advertising & marketing
- Manage advert responses, providing detailed information to prospective tenants
- Arrange and conduct viewings with prospective tenants
- Achieve maximum possible rental levels
- Check-ins and check-outs of tenants
- Maintain the CRM with all required information
- Encourage a happy and respectful household of tenants to maximise occupancy
- Always maintain a 'firm but fair’ relationship with tenants
**Property Management**
- Travel between properties on a regular basis, ensuring properties are well looked after by tenants and maintained to high standards
- Assist other property managers with the completion of maintenance issues, co-ordinating cost-effective repairs in liaison with the property owner and trades
- Ensure Health & Safety regulations are adhered to at all times
- Ensure Gas Safety Certificates, EICR / PAT testing, fire alarm, emergency lighting and fire extinguisher servicing schedules are in place and implemented
- Conduct regular checks of communal household appliances (including white goods)
- Arrange quarterly house and fire inspections
- Ensure cleaning standards are maintained in all properties
**Lettings Tasks**:

- Travelling between Kent and London will be required
**Property Management Tasks**:
- Property checks
- Troubleshooting maintenance
- Arrange and supervise gas checks, fire inspections and PAT testing
- Arrange maintenance for boilers, ovens etc.
- Take meter readings and submit these to the appropriate providers
- Re-pressurising a boiler if needed
- Carry out quarterly & six-monthly inspections, report and take required action
- Support the Lettings Manager when needed
- Help set-up brand new properties & HMO
- Provide regular feedback to the property investor / landlord
- Travelling between Kent and London will be required
**Hours**
Monday - Friday 9.00am - 6pm
**The role is to work remotely with weekly team meetings via Gmeet and a face-to-face team meeting twice a month. Travelling between properties is required weekly.**
Full Driving Licence and use of a car is a must
