**Commerical Property Manager / Facilties Manager Warwickshire £50,000 DOE**

The main mission of this job is to drive property management, facility management and property project activities in a way which supports business demands, operational plans, strategy and concept as well as legal requirements. In this job you are responsibleto proactively maintain and preserve the value of the Group’s property and facilities through close cooperation with stakeholders and suppliers.

You are a true business partner, securing good relationships and communication with tenants, landlords and suppliers; giving advice, proposals and project management services aligning business needs and demands with colleagues and stakeholders.
You also provide expertise and input to secure performance, business continuity, safety, quality, sustainability, cost control, efficiency, workplace experience and property value over time, without compromising on my clients needs.

**Key responsibilities**
- Responsible for ensuring maintenance of our properties through their life-cycle working in a structured way with property condition assessments and long term maintenance plans.
- Responsible for assuring compliance with relevant directives, authority regulations, laws and property legislation.
- Responsible for assuring compliance for both real estate and financial directives as relevant.
- Responsible for property management budgets and costsincluding follow-up and reporting in designated systems, actively working to optimise property costs including sustainable savings.
- Responsible for ensuring health & safety compliance within the day-to-day services in GRE’s delivery scope.
- Responsible for ensuring energy optimisation and sustainability considerations in relation to activities within GRE’s scope.
- Responsible for selection and evaluation of local contractors for projects and assignments within scope, in close cooperation with purchasing function.
- Responsible for evaluating the performance and contracts of supplier deliveries within property management scope, including managing third party legal and surveyor consultants.
- Responsible for directly managing sourcing where purchasing responsibilities are delegated to GRE.
- Through close cooperation with business control, understanding and explaining cost developments as well as driving improvements to get back on track as requirements.
- Responsible for local dialogues with colleagues, and in alignment with business control, regarding cost calculations and figures for forecasting purposes.
- Responsible for property projects, including follow-up and reporting.
- Responsible for content, data accuracy and ensuring timely updates to property and tenancy platforms as well as any other real estate specific systems.
- Responsible forregistration and updates of investment projects in the internal project system.
- Responsible for analysing and prioritising investment needs and preparation of data for investment cases.
- Driving space optimisation initiatives within our properties.
- Responsible for the full process relating to both internal and external lease contracts including rent reviews, lease renewals, and re-gears.
- Responsible for freehold and leasehold acquisitions and disposals.
- Responsible for the process of ordering and invoicing relating to GRE operations and specific projects.

**Key targets and results**
- The performance of the work is done in accordance with GRE policies and processes
- KPI´s are stable within targets or continuously improving in a positive direction

**Education/Qualifications**
- RICS or relevant equivalent professional qualification.prefered but not essential

**Skills/Experience/Knowledge**
- Strong negotiation and financial skills
- Knowledge of UK H&S, Construction, Property and Landlord & Tenant Law.
- Experience of local authority liaison in Planning, Business Rates and Building Control
- Advanced written and spoken English skills
